The Villages / Spanish Springs Town Square / Silver Lake
Silver Lake wraps around its own lake, with oak hammocks shading 1970s and 1980s manufactured homes, a recreation center and an executive course on the water. We install gutters, leaf guards and drainage here, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
The official Silver Lake Recreation page talks about oak hammocks, sprawling oaks and lakeside views, and that setting runs through the whole village. The homes underneath are mostly 2 bedroom, 2 bath manufactured homes built from about 1977 to 1989, now roughly 35 to 50 years old, many with covered carports, screened rooms and awnings.
Big oaks drop something almost all year. Old leaves come down in late winter and spring as the new growth pushes them off, then the catkins arrive in long strings that mat together in a gutter, and acorns follow in fall and winter. On a low-slope metal or membrane roof, that debris does not slide off on its own. It settles on the roof and washes into the gutter a little at a time until the outlet closes.
Then the trouble shows up in the wrong places: water spilling over the front of the carport, staining the siding or pooling against the base of the home. An open gutter under a hammock here can need clearing several times a year, and climbing onto a carport roof to do it is nobody’s idea of retirement. A 316L stainless micro-mesh guard ends that routine. It keeps leaves, catkins and acorns on top while the water drops through, and it carries a lifetime no-clog warranty.

What it means for your gutters: steady oak debris on low-slope roofs and a lake that collects whatever your downspouts send its way. Micro-mesh guards and carefully aimed downspouts do most of the work here.

Silver Lake is in the Lady Lake/Lake County district, and the current Lady Lake/Lake County Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Silver Lake homes, carports and screened rooms.

Homes a few steps from Silver Lake sit on ground that slopes toward the water. When downspouts empty at the corner of the house, the runoff either cuts a path across the yard toward the lake, carrying mulch and soil with it, or settles back under the home where the ground is lowest. Neither is good for the house or the lake.
We look at the grade before we place a single downspout. Where there is room, we tie the downspouts into solid PVC underground drainage that carries the water about five feet from the foundation and lets it out gently at an emitter, so it soaks in instead of scouring a channel. We never use black corrugated pipe, which crushes and holds debris. On a lakeside lot, slow and spread out is the goal.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff looks at how much hammock hangs over the roof and carport, checks the fascia and fasteners on these older homes, and walks the slope from the house toward the lake. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Silver Lake, where heavy oak cover, low-slope roofs and lakeside grades all affect the same gutter. An inspector looks at the house, the trees and the ground together, so the answer you get covers where the water ends up, not just how it leaves the roof.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

With open gutters, expect to clear them several times a year: after the spring leaf drop, again when the catkins come down, and again in fall and winter for acorns. Under heavy hammock cover, a micro-mesh guard is the only way most owners stop that cycle. Guards also mean nobody has to climb onto a carport roof under the trees with a ladder and a bucket.
Yes. The 316L stainless mesh is stiff enough to carry acorns and wet leaves without denting, and the debris sits on top where wind and rain move it off. Water goes through the mesh, and the guard carries a lifetime no-clog warranty. If a few acorns do lodge on top, a light rain or the next breeze usually clears them.
Away from the foundation and not straight downhill at the water. We usually run them into solid PVC drain lines that release the water about five feet out at an emitter, where it can soak in instead of cutting a channel across the yard. Every lot slopes a little differently, so we decide the route on site.
Yes, and on Silver Lake homes they are often the parts that matter most, since the carport roof usually sits right over the driveway and the door. We give each section its own outlet so the carport is not catching the main roof’s overflow. The screened room gets the same treatment, so its roof edge stops dripping onto the entry.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Spanish Springs Town Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Silver Lake home actually needs. If that is nothing right now, we will say so.
