Up on the Hill, Old Gutters Meet Sideways Rain

District Government lists this village as the Village of Country Club, but residents and Homefinder call it Country Club Hills, and the name fits. It sits on the highest point in the community, around the original country club, and its streets carry the names of famous courses: Pebble Beach, Pinehurst, Doral, Cog Hill, Torrey Pines and St. Andrews. Most homes are 2 bedroom, 2 bath manufactured homes from the mid-to-late 1980s, many of them golf-front, with some site-built homes mixed in.

A good share of these homes already have gutters; rain gutters show up in the exterior features of many listings here. The catch is that a lot of those gutters are 35 years old or close to it, hung on fascia that has been through decades of summer storms. Fasteners back out, seams open, and a run that used to drain to the downspout starts holding water in the middle.

High ground also means exposure. Hilltop lots catch more wind-driven rain, so storm water hits the roof edge and the gutter at an angle, and a gutter with loose hangers or a leaking seam shows it first up here. We check what you have, re-hang what is sound and replace what is not, with seamless .032 aluminum rolled on site and hangers every two feet so the run holds its shape and pitch.

Country Club Hills at a Glance

  • First homes: mid-to-late 1980s, with a few later replacements.
  • Where: the high ground east of US 27/441, north of Spanish Springs, entered through the Country Club Hills gate at US 27/441 and Morse Blvd.
  • District: Lady Lake/Lake County, in the Village Center service area.
  • Homes: mostly 2 bedroom, 2 bath manufactured homes, many golf-front, plus some site-built homes.
  • Roofs: mostly shingle, with some metal and membrane; carports, awnings and Florida rooms are common.
  • Golf: overlooks Orange Blossom Hills Championship and the Hill Top executive course.
  • Recreation: Hilltop Recreation and the Hilltop adult pool.

What it means for your gutters: the gutters here are often already on the house and decades old, and the hilltop takes wind-driven rain harder. Re-hanging or replacing with tighter hanger spacing is usually the job.

Do You Need ARC Approval for Gutters in Country Club Hills?

Country Club Hills is in the Lady Lake/Lake County district, and the current Lady Lake/Lake County Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Country Club Hills

Here is what we do for Country Club Hills homes, carports and Florida rooms.

Golf-Front Lots Catch the Course's Leaves Too

The Orange Blossom Hills course is known for rolling hills and mature trees, and those trees do not stop dropping at the cart path. On a golf-front lot, the wind that crosses the fairway carries leaves and twigs straight onto the back roof, even when there is no tree in your own yard. The back gutter, the one you cannot see from the street, is usually the one that is full.

That is also the side where overflow does the most harm, because it lands on the Florida room roof, the awning or the patio slab. A 316L stainless micro-mesh guard keeps course debris on top, and a properly placed downspout on the back run moves storm water off the patio instead of across it. When we quote a golf-front home, we always get up and look at the back side first.

How a Country Club Hills Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks the age and attachment of the gutters already on the house, looks for open seams and backed-out fasteners, and walks the golf side to see what the course trees drop on your roof. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Jeff Ours, owner of Premium Leaf Guards in Ocala, FL

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Country Club Hills, where many homes already have gutters and the real question is whether to re-hang them or replace them. An inspector can tell the difference between a gutter that needs new hangers and one that has reached the end, and he will say so plainly.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”
Jeff Ours, owner

Country Club Hills Gutter Questions

Country Club Hills is in the Lady Lake/Lake County district, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

It depends on the metal and the seams. If the gutter is sound and only the hangers have loosened, re-hanging at two-foot spacing can buy years. If seams leak, the metal is thin or corroded, or the run holds water, replacement with seamless .032 aluminum is the better spend. We show you which one you have. Either way, you see the problem before you pay for anything.

On a golf-front lot, wind across the course carries leaves and twigs from the course trees onto your roof. The back run usually collects the most because it faces the fairway. A micro-mesh guard keeps that debris on top where it blows back off. Without one, expect to clean the back run after every few windy storms.

It can. Hilltop lots are more exposed to wind-driven rain, so loose hangers, open seams and short downspouts show up sooner. Tight hanger spacing and downspouts sized for summer storms are what keep a gutter doing its job up here. We also check that each downspout empties where storm water can get away from the house.

Yes. Many homes here have a carport, an awning or a Florida room added over the years, each with its own edge. We tie them into one plan so every section has an outlet and none of them spills onto another roof or the walkway. If an older add-on edge cannot carry a gutter yet, we tell you what it needs first.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
