Nearly 30 Years Old: Repair, Re-Hang or Replace?

Santo Domingo went up soon after District 2 was formed in 1996. Official Homefinder flyers show a Catalina II designer home on Margarita Dr built in 1997 and a Catalina III on Barrera Ct built in 1999. That makes these some of the oldest homes in the district, and it means any original gutter still hanging here is close to 30 years old.

Aluminum gutters do not fail all at once. The sealant in the corner miters dries out and starts to drip. Spikes and hangers back out of the fascia a little at a time. The run loses its pitch and holds standing water, which adds weight, which pulls the fasteners further. Behind the gutter, a slow drip can soften the fascia board for years before anyone notices.

So the honest question on a Santo Domingo home is not whether the gutters are old. It is what is still worth keeping. If the metal is sound, re-hanging it on new hangers every two feet and resealing the corners may be all it takes. If the run has been patched more than once, or the fascia behind it is soft, replacing it with seamless .032 aluminum rolled on site is usually the better spend. And on homes like the Barrera Ct designer, which lists a gutter at the entry only, we can talk about whether the rest of the roof edge needs one. We show you what we find and let you decide.

Do You Need ARC Approval for Gutters in Santo Domingo?

Santo Domingo is in District 2, and the current District 2 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Santo Domingo

Here is what we do for Santo Domingo designer homes and villas.

A downspout buried in an overgrown shrub bed has a split elbow, and water pools against the foundation, Santo Domingo
Before: a downspout buried in an overgrown shrub bed has a split elbow, and water pools against the foundation.
The downspout feeds a solid white PVC drain line that carries the water out to an emitter in the lawn, Santo Domingo
After: the downspout feeds a solid white PVC drain line that carries the water out to an emitter in the lawn.

Three Decades of Landscaping Has Grown Up to the Eaves

When these homes were new, the shrubs were knee high and the downspouts emptied onto open ground. Nearly three decades later, Santo Domingo’s mature landscaping tells a different story. Hedges have filled in under the eaves, palms and ornamental trees lean over the roof, and many downspouts now empty into a bed so thick you cannot see where the water goes.

Water that cannot get away from the house sits against the slab, keeps the bed soggy and feeds mildew on the lower wall. Overgrown plants also hide what the gutter is doing: a split elbow or a disconnected downspout can go unnoticed for years. We find each downspout, clear its path, and where the bed is too dense to drain on its own, run solid PVC underground drainage to carry the water about five feet out. We skip black corrugated pipe because it crushes and traps debris.

How a Santo Domingo Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks every corner seal and fastener on the original runs, presses the fascia behind them for soft spots, and traces each downspout through the landscaping to see where the water really goes. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Jeff Ours, owner of Premium Leaf Guards in Ocala, FL

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Santo Domingo, where homes are nearly 30 years old and the damage behind an old gutter is often worse than the gutter itself. An inspector checks the fascia and the drainage, not just the metal, so the repair or replace call is made on what is actually there.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”
Jeff Ours, owner

Santo Domingo Gutter Questions

Santo Domingo is in District 2, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Not always. A 1997 to 1999 gutter can still be sound metal with failed seals and loose fasteners, and those can be fixed. What usually decides it is how many times the run has been patched and the condition of the fascia behind it. We show you both before you choose.

Usually water getting behind the gutter: a drip edge that does not lap over the back, a pulled fastener or a failed corner. Left alone for years, it softens the fascia board. We check for soft spots and replace bad wood before any new gutter goes up.

Maybe. Some Santo Domingo homes, like a designer home on Barrera Ct, list a gutter at the entry only. If the beds along the rest of the house are washing out or the lower walls are stained, more gutters will help. If not, we will tell you to leave it alone.

Watch one during a hard rain. If water backs up out of the top, pools at the base, or you cannot find where it comes out, it is not draining. In beds this mature the outlet is often buried. We trace each one and fix the path.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
