Front Nine or Back Nine? Your Gutters Have Different Jobs

Tierra Del Sol is a golf-course village, plain and simple. It runs as a narrow strip from CR 466 north to San Marino Drive, and the Tierra Del Sol championship course, which once hosted the Samsung World Championship of Women’s Golf, touches almost the entire village boundary. Most homes were built from 1997 to 2000, and most are concrete block with stucco, on the larger side for District 1.

The course splits the village’s gutter needs in two. The Villages describes the front nine as long and well-bunkered with very few trees. Homes there see open sky and wind, little leaf litter, and storms that hit the roof edge hard. What those gutters need is capacity: outlets big enough for a summer downpour and hangers tight enough to keep the run in place when the wind leans on it.

The back nine is different. It was laid out around nature preserves that come into play on eight holes, and big oaks line five of them. Homes on that side deal with oak leaves, spring catkins and acorns that roll to the outlet and plug it. There, a 316L stainless micro-mesh guard does the heavy lifting. Either way, original gutters here are now about 25 years old, so we check seams and hangers on every call, front nine or back. A run that has lost its pitch or opened at a corner fails the same way under oaks or under open sky.

The Village of Tierra Del Sol at a Glance

  • First homes: 1997 to 2000.
  • Where: a narrow strip on the west edge of District 1, from CR 466 north to San Marino Drive.
  • District: Village Community Development District 1.
  • Homes: larger single-family homes, mostly concrete block with stucco.
  • Golf: the 18-hole Tierra Del Sol championship course, which wraps the village, with the De La Vista executive course across the street.
  • Setting: an open, nearly treeless front nine; a back nine with preserves and big oaks; plus wetland and water.
  • Landmarks: Tierra Del Sol Country Club and The Studio Theatre, with Tierra Del Sol Recreation on San Marino Drive.

What it means for your gutters: open front-nine homes need capacity and strong hangers, while back-nine homes under the oaks need guards. Both are old enough now for a close look at every seam.

Do You Need ARC Approval for Gutters in Tierra Del Sol?

Tierra Del Sol is in District 1, and the current District 1 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Tierra Del Sol

Here is what we do for homes along the Tierra Del Sol course.

A dark water streak runs down the stucco under a leaking gutter seam, Tierra Del Sol

A sealed gutter and a downspout piped underground, with the stucco wall clean below, Tierra Del Sol

Stucco Keeps a Record of Every Drip

Most Tierra Del Sol homes are concrete block with a stucco finish. Block will not rot, which is good news, but stucco is porous and it records every drip. A seam that leaks at the same spot, or a corner that overflows in hard rain, leaves a dark streak down the wall that comes back after every pressure wash. Splash-back from a downspout that empties at the corner speckles the base of the wall with dirt and keeps it damp.

Fixing the stain starts above it. We seal or replace the joint that is dripping, make sure the run falls toward its outlet, and send downspouts into solid PVC underground drainage that carries the water about five feet out. On lots facing the course’s ponds and wetland, we pick the discharge point so the runoff does not land where the ground already stays wet. Once the source is gone, the wall can be cleaned and stay clean.

How a Tierra Del Sol Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff notes which part of the course your home faces, looks at how much oak hangs over the roof, and traces every streak on the stucco back to the joint or outlet causing it. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Jeff Ours, owner of Premium Leaf Guards in Ocala, FL

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Tierra Del Sol, where a home on the open front nine and one under the back-nine oaks can need completely different work. Jeff is a licensed inspector, so he quotes what your side of the course calls for and skips what it does not.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Tierra Del Sol Gutter Questions

Tierra Del Sol is in District 1, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Maybe not. With very few trees on the front nine, many of those roofs collect little debris. The bigger issue is volume: outlets and downspouts that keep up with a summer storm, and hangers every two feet so wind does not work the run loose. If guards are not worth it for your home, we will tell you.

Put 316L stainless micro-mesh on the runs under the oaks. Leaves, catkins and acorns stay on top of the mesh, where wind and rain clear them, and the water drops through. It carries a lifetime no-clog warranty, so the ladder can stay in the garage.

Because the water is still coming from the same place. A drip from a seam, an end cap or an overflowing corner lands on the same spot every storm. Fix the gutter first, then clean the wall, and the streak stays gone. It also saves the stucco finish from being blasted over and over.

Not toward the slab, and not onto ground that is already soggy. We look at how your yard falls toward the water and choose a discharge point that drains, using solid PVC underground drainage to carry the water about five feet from the foundation. We never use black corrugated pipe.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
