The Villages / Eastport / Merritt Field
Merritt Field sits between the Honeysuckle Executive course and the future Timberland Executive course, east of Long Prairie, and its first finished homes are just arriving. Merritt Field is the newest village in Eastport with finished homes. It was introduced in April 2026, designer homesites came out that July, and cottage homes, cottage villas, Patrick and Ashlynn Villas and the Merritt Field Verandas have been releasing through fall 2026. Most of what is being built right now is cottage homes and villas, and most of those are frame construction with vinyl siding.
A finished-home listing photo in Merritt Field shows exactly what that looks like: white vinyl lap siding, an asphalt-shingle hip roof and no gutters. A hip roof sheds water off every side of the house. With no gutters, each eave drops a sheet of rain straight down beside the wall. It splashes up onto the bottom laps, marks the slab edge at the garage and front entry, and lands on sod that was laid weeks ago and has not rooted deep yet.
New sod is the first thing to show it. After a few hard storms you can often see a line along the drip edge where the grass thins and the soil starts to move. The fix on a new home is simple: one-piece .032 aluminum gutters rolled on site, hangers every two feet, and downspouts that drop into solid PVC underground and let the water out about five feet from the foundation, where the lawn can take it.

What it means for your gutters: vinyl-sided homes on open, freshly graded lots with no gutters yet. Catch the water at the eave and send it underground before the sod and siding pay for it.

Merritt Field is in District 16, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. That is normal here and it is not a hurdle. We tell you up front, give you the color, profile and downspout layout the application asks for, and schedule the work once it is approved.
Rules get revised, so we check the current manual before we start. The manuals are posted on the District Government Community Standards page.
Here is what we do for Merritt Field cottages, villas and verandas.

Right now Merritt Field is a work in progress. Listing photos show open graded land with construction still going on next door, and the neighborhood recreation center has not opened yet. That matters for drainage. A lot that has just been graded and sodded has loose soil under a thin layer of grass, and every bare eave or downspout that dumps water in one spot can cut a channel before the yard has a chance to settle.
We plan for that. Rather than letting a downspout empty onto fresh sod, we tie it into smooth, solid PVC pipe and carry the water out to where the yard can spread it. We do not use black corrugated pipe. If the lots beside you are still being built, we also look at how their grading will meet yours, so the plan keeps working once the street fills in.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the eaves of your cottage or villa, checks the slab edges and the new sod along the drip line, and looks at how your lot’s grade will meet the construction next door. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Merritt Field, where homes and yards are brand new and the first gutters set the drainage pattern for the whole lot. A licensed inspector can spot grading and slab-edge issues while they are still small, and tell you plainly what the house needs and what it does not.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”
Jeff Ours, owner
Plan on it. Merritt Field is in District 16, which is still covered by the developer’s Architectural Review manual for Districts 13 through 16. That manual does not mention gutters or downspouts, and it says exterior changes need approval, so plan on an ARC application before new gutters go up. We help you put the application together and start once it is approved.
It is normal for a new home here, but it is worth fixing. A hip roof with no gutters drops water off every side, right onto the siding, the slab edge and the new sod. Gutters catch it at the roof edge, and underground drains move it away from the foundation instead of letting it soak in beside the house.
It can, mostly at the bottom. Rain that splashes up off the ground hits the lowest laps from below, the one direction siding is not designed to shed. Over time that shows up as dirt lines and staining on the lower courses. Catching roof water before it reaches the ground takes most of the splash away.
There is no need. Your gutters attach to your house, and we plan your drains inside your own lot lines. We look at how the lots beside you are graded and set the drain outlets so they still work after the neighbors finish. Waiting just means more storms landing on your new sod.
Sometimes. Homes that back up to the Honeysuckle fairways sit open to the course, so rain often arrives at an angle with nothing to break it. We pay extra attention to the rear runs on those homes, keep hangers every two feet, and point the downspouts away from the lanai.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Eastport. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Merritt Field home actually needs. If that is nothing right now, we will say so.
