Marion Landing is about 600 homes built from roughly the mid-1980s through 2004, and it is not one housing type. The older homes tend to be frame with vinyl siding. The newer ones are block and stucco. There are manufactured homes in the mix too.
A gutter is only as good as what it is fastened to, so that mix changes the job. On a frame home we are screwing into a wood fascia that may be thirty-five years old and may have taken water for years. On block and stucco the fascia detail is different again. On a manufactured home the eave and the attachment points are different from either, and a crew that treats it like a stick-built house either overdrives the fastener or hangs the run off something that will not hold a full gutter.
This is the practical reason our owner is on every job. He is a state-licensed home and building inspector, so before anything is quoted, someone who knows how the eave is actually built has looked at it.
Homes in Marion Landing commonly have a covered lanai, an enclosed lanai or a Florida room, and those additions are where the water problems usually start.
The small gutter built into an aluminum awning or patio cover is not a real gutter. It is roughly two and a half inches wide, and on most of them the front lip sits higher than the back. When it packs with leaves it does not spill forward onto the grass. It backs up toward the house, into the fascia and soffit where the addition meets the wall, and drips onto the lanai ceiling. That stain on the ceiling is usually the first thing anyone notices.
Most companies will tell you it cannot be fixed and the awning has to come off. That is usually not true. We build a retrofit for your specific awning so a proper guard fits and the water goes where it should.
Marion Landing has an owners association with a management company, and the monthly fee covers water, sewer, trash, lawn care and the common areas. We have not been able to find the community’s architectural rules published anywhere public, so we are not going to tell you what they say about gutters.
Here is how we handle that. Before we start, we ask you to confirm with the association whether an exterior modification approval is needed, and we give you the measurements, materials and colors in writing so the request is easy to submit. If approval is required, we wait for it.
Marion County itself does not require a building permit for gutters, so in most cases the association is the only approval involved.
A licensed inspector will look at your eave, your fascia and your lanai, and give you an honest answer, including when the answer is that you do not need us yet.
