A Bigger Roof Sends More Water to Every Downspout

Pinellas is the only village in this part of District 9 with Premier homes. The Williamsburg and Seabrook models in the Premier section start at 2,300 square feet under the deed restrictions, and the Lantana, Iris, Ivy, Boxwood and Begonia designer homes nearby are not small either. Most are concrete block with architectural shingle roofs, and most closed between 2013 and 2014, including the areas known as Pinellas at Evans Prairie and Pinellas at Cedar Grove.

Roof area decides how much water a gutter has to carry. Central Florida averages about 52 inches of rain a year, more than half of it from June through September. On a big roof, all of that funnels to a handful of corners. If the builder put one small downspout on a long run, it cannot drain as fast as the roof fills the gutter, and the water goes over the front. Add the steady breeze off Evans Prairie, and the overflow gets blown against the walls.

On Premier and larger designer homes we size the gutters and downspouts to the roof area feeding them, and add downspouts where a long run needs more than one outlet. Every run is seamless .032 aluminum rolled on site and hung every two feet, so a full gutter in a storm stays tight to the fascia. The patio villas and bungalow villas in Pinellas get the same care, scaled to the roof.

Do You Need ARC Approval for Gutters in Pinellas?

Pinellas is in District 9, and the current District 9 Architectural Review manual (July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Pinellas

Here is what we do for Pinellas Premier homes, designer homes and villas.

An overflowing rear gutter pours water onto a screened pool cage and across the lanai deck, Pinellas
Before: an overflowing rear gutter pours water onto a screened pool cage and across the lanai deck.
A larger downspout carries the rear roof water into an underground line, clear of the lanai, Pinellas
After: a larger downspout carries the rear roof water into an underground line, clear of the lanai.

Keep the Water Off the Lanai and Out of the Pool Cage

On golf-front and water-view homes in Pinellas, along Evans Prairie and on streets like Altair Path and Cedar Grove Loop, the lanai and any pool cage sit on the back, facing the view. That is also where the long rear roof drains. A downspout that empties at the corner of a screened enclosure sends water across the deck or under the screen, and an overflowing rear gutter dumps straight onto the cage roof.

We plan the rear of these homes from the ground up. Downspouts go where they can drain clear of the enclosure and the patio, and when there is no clear spot, we carry the water in solid PVC pipe under the lawn and let it out about five feet from the foundation, toward the course or open ground. Never black corrugated pipe, which crushes and clogs. Guards keep the outlets open, so the rear runs do not overflow onto the cage in a storm.

How a Pinellas Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff works out how much roof drains to each corner, checks whether the downspouts can keep up, and looks at where the rear water lands around the lanai and pool cage. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Pinellas, where Premier and large designer homes carry big roofs and many of them face open golf and water. Jeff is licensed to inspect the whole house, so he sizes the gutters for the roof you actually have instead of the one the builder assumed.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Pinellas Gutter Questions

Pinellas is in District 9, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Usually because the downspouts cannot keep up with the roof. A big roof sends a lot of water to each corner, and one small outlet on a long run backs up fast. We check the roof area draining to each spot and add or enlarge downspouts so the water leaves as fast as it arrives.

Away from the lanai and the foundation, and usually out toward the open ground behind the house. When a downspout sits near a patio or pool cage, we run it underground in solid PVC pipe and let it out about five feet from the foundation through an emitter, so the deck stays dry.

On the Evans Prairie side, yes. The Mangrove executive course is known for the breeze that blows across the prairie, and homes facing the course feel it. Wind pushes rain sideways along the gutter and works on loosely fastened runs. Hangers every two feet, where code allows about three, keep the gutters tight to the fascia.

Yes. The Colony patio villas are frame with vinyl siding, and the Avondale bungalow villas are block. The roofs are smaller, but the questions are the same: is the water getting into the gutter, and where does it land? On frame villas we keep splash and overflow off the siding, and on attached units we look at the whole roof line, not just your side.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
