Pine Hills is the southern half of District 11, directly south of Pine Ridge in the City of Fruitland Park, Lake County. Like the rest of the district it sits just south of CR 466A and east of the Sumter and Lake county line, bordering the Village of LaBelle and Belle Glade Country Club, about 15 minutes by golf cart from Brownwood. Homes here were built around 2016 and 2017, so they are the newest in the district.
New is relative. At 9 or 10 years, the original gutters are reaching the age when small problems start: sealant at the corners and end caps drying out, a few fasteners starting to back out, a seam that drips during a heavy afternoon storm. None of that is an emergency, and none of it means you need all new gutters. Most of the time it means a corner resealed and a few hangers re-set before the next rainy season.
The other thing that comes with this age is the first round of re-roofs. At least one Pine Hills home had its roof replaced in early 2024. When a roof comes off, the gutters have to be loosened or pulled, and they do not always go back up the way they came down. If yours were reinstalled after a re-roof and have dripped or overflowed since, that is worth a look.

What it means for your gutters: the newest homes in District 11 are now at the age for their first gutter checkup, with larger single-family roofs carrying long runs. Pine Hills homes usually need a reseal and re-fasten, or a proper re-hang after a re-roof, more than all new gutters.

Pine Hills is in District 11, and the current District 11 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Pine Hills homes.

Pine Hills is all single-family homes, mostly 3 and 4 bedrooms, on lots of about 0.18 acres, and many have fenced, private back yards. A bigger roof means longer gutter runs and more water at each downspout. In a Central Florida summer, when more than half of our roughly 52 inches of rain falls from June through September, an undersized run or a single downspout on a long back wall gets overwhelmed fast.
A fenced yard makes it worse, because the water has nowhere to go but along the fence line or back toward the slab. We check that each run has enough downspouts for the roof above it, and where the back yard holds water, we carry it in solid PVC underground to an emitter about five feet out. For homes on the preserve side, we keep that water on your own lot and out of the open land behind it.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks the corners and end caps for dried sealant, looks for fasteners backing out, asks whether the roof has been replaced, and counts downspouts against the size of each roof section on your Pine Hills home. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Pine Hills, where most homes are at the age for small repairs, not full replacements, and an honest inspector can tell the difference. The person quoting your gutters is licensed to inspect the whole house, so you will not be sold new gutters when a reseal and re-fasten will do.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Pine Hills is in District 11, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
The sealant at corners and end caps is usually the first thing to go, and around 9 or 10 years it starts to dry out and pull away. It is a small repair. We clean the joint, reseal it and check the hangers nearby so the corner is not flexing every time it fills.
Gutters have to come loose for a re-roof, and when they go back up they can lose their pitch or end up behind the new drip edge wrong. We check the slope with a level, re-hang the run with hangers every two feet and make sure the water goes into the gutter, not behind it.
Yes. The mailing address reads The Villages, but Pine Hills is in the City of Fruitland Park in Lake County, part of District 11, just south of CR 466A. We serve it like every other village, with free estimates and a licensed inspector on every job.
Not along the fence line, where water just runs back toward the slab. We carry the downspout water in solid PVC underground, never black corrugated pipe, to an emitter about five feet from the foundation where the yard can soak it up.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Brownwood Paddock Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Pine Hills home actually needs. If that is nothing right now, we will say so.
