Three Kinds of Homes, Three Different Gutter Jobs

Dunedin started closing homes around 2014, and the village mixes three kinds of housing on the same streets: designer homes like the Gardenia and Begonia, Colony patio villas with front and side patios, and Anna Maria courtyard villas. They are all concrete block and stucco under shingle roofs, but the roofs are very different shapes, so the gutter work is different too.

A designer home has long eaves and a big roof area pouring into a few downspouts. A Colony patio villa has short runs and very little side yard. An Anna Maria courtyard villa has roof sections that face into the courtyard, and that water has to get out somehow. A quote that treats all three the same is a quote nobody actually measured.

The most common thing we find on Dunedin homes is partial coverage. Many homes here were built with gutters on only part of the roof, usually the front and over the entry, while the back and sides shed straight off the drip edge. At 10 years in, that shows up as splash marks on the stucco, washed-out mulch along the back wall and puddles on the patio. We look at every roof plane on your home, show you where water is landing now, and only add gutter where it actually fixes a drainage problem.

The Village of Dunedin at a Glance

  • First homes: around 2014 to 2016.
  • Where: along Hillsborough Trail between the Village of Hillsborough and the Village of LaBelle, with Morse Blvd at its east edge, Sumter County.
  • District: Village Community Development District 10.
  • Homes: designer homes (Gardenia, Begonia), Colony patio villas and Anna Maria courtyard villas.
  • Setting: several small stormwater ponds, with Lake Deaton just to the south and mostly corner and cul-de-sac lots.
  • Recreation: Manatee Recreation village center and Dunedin Recreation neighborhood pool.
  • Golf: no course of its own; Bonifay, Evans Prairie and Belle Glade are close by.

What it means for your gutters: three different roof shapes, many homes with gutters on only part of the roof, and original roofs now reaching the age when re-roofs start. Dunedin homes do best when every roof plane gets looked at, not just the front.

Do You Need ARC Approval for Gutters in Dunedin?

Dunedin is in District 10, and the current District 10 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Dunedin

Here is what we do for Dunedin designer homes, patio villas and courtyard villas.

A back roof edge with no gutter, rain spilling off the drip edge and splashing mud onto the stucco wall, Dunedin
Before: a back roof edge with no gutter, rain spilling off the drip edge and splashing mud onto the stucco wall.
A new white seamless gutter across the back roof edge with a downspout carrying the water away from the wall, Dunedin
After: a new white seamless gutter across the back roof edge with a downspout carrying the water away from the wall.

Getting a New Roof? Plan the Gutters the Same Week.

The original shingle roofs in Dunedin are now 10 years old or more, and some owners are already replacing them. That matters for gutters in two ways. Roofers have to pull or loosen the gutters to change the drip edge, and when they go back up they are not always re-pitched or re-fastened the way they came off. We also see the original sealant at corners and end caps starting to dry out right around this age.

If a re-roof is on your calendar, call us before the roofer starts. We can look at the gutters you have, tell you honestly whether they are worth keeping, and schedule new seamless .032 aluminum with hangers every two feet right after the new drip edge goes on. If your gutters are sound, we will tell you that and just make sure they go back up level and tight.

How a Dunedin Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff walks every roof plane on your Dunedin home, notes which ones have gutters and which shed straight off the edge, checks the corners and end caps for dried sealant, and looks at where each downspout empties on a corner or cul-de-sac lot. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Dunedin, where a designer home, a patio villa and a courtyard villa can sit on the same street and need three different plans. The person quoting your gutters is licensed to inspect the whole house, so you get a plan built for your roof, not a copy of your neighbor’s.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”
Jeff Ours, owner

Dunedin Gutter Questions

Dunedin is in District 10, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Not always. We look at where the water from each roof section is landing. If the back roof is soaking the patio, splashing the stucco or washing out the bed along the wall, a gutter there is worth it. If it drops onto open lawn that drains away, we will tell you to leave it alone.

The roof sections that face the courtyard have nowhere to send water but into that enclosed space. We gutter those edges and route the downspouts so the water leaves the courtyard, either through the side yard or into a solid PVC underground line, instead of pooling on the pavers.

It is the best time to decide. The roofer has to work around the gutters anyway. We can check yours first, and if they are in good shape we make sure they are re-hung level and tight after the new drip edge goes on. If they are not, new seamless gutters go up right behind the roofer.

Corner and cul-de-sac lots in Dunedin often slope toward a neighbor or a driveway. We place downspouts where the yard naturally drains away from the house, and where it does not, we run a solid PVC line underground to carry water about five feet from the foundation and out to an emitter.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
