Rio Ranchero is small, and most of it went up in one burst around 1997: Amarillo and Stetson III ranch homes, La Costa designer homes and the Villa Valdez patio villas on Villita Lane. Most homes here are frame with vinyl siding, and listings point out rear privacy walls and mature trees.
A privacy wall is great for the lanai and tough on drainage. The strip between the wall and the house is often narrow, and roof water coming off an unguttered eave lands right in it. With the wall on one side and the slab on the other, that water has nowhere to go. It pools, splashes back onto the siding and soaks the soil against the foundation. On a frame home, that wet strip sits right against the wood-framed wall.
The fix is to catch the water at the roof and carry it out of that pocket. On these homes we look closely at every eave that drains behind a privacy wall or into a lanai corner. A gutter along that edge, with a downspout piped in solid PVC underground to open ground about five feet or more from the foundation, keeps the strip dry. Where a home already has gutters all the way around, we check that the downspouts inside the walled area are not simply emptying into the same pocket, which happens more often than you would think.

What it means for your gutters: eaves that drain into walled-in pockets beside frame walls. Rio Ranchero homes need gutters on those edges and downspouts piped out of the pocket, not into it.

Rio Ranchero is in District 1, and the current District 1 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Rio Ranchero homes and villas.

The Villa Valdez patio villas on Villita Lane share walls, and that means they share water. A listing there shows gutters only at the entry and exits, which is common on villas this age. The rest of the roof edge drips along the side walls, and on an attached home the side wall is often the shared one or the narrow path between buildings.
When we work on a Villa Valdez home, we look at the whole building before we touch your side. A gutter that stops at the property line can dump everything it collected right onto your neighbor’s wall, and an outlet in the wrong spot can flood the walk you both use. We plan each run and downspout so your fix stays your fix, and we will tell you plainly if the problem is actually coming from the other half.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff looks at every eave that drains behind a privacy wall or into a lanai corner, checks the shared runs on villas, and follows each downspout to where it empties. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Rio Ranchero, where walls, lanais and shared villa roofs make it easy for water to end up in the wrong place. Jeff inspects homes for a living, so he spots the soaked strip and the siding behind it, and tells you what will actually keep it dry.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Catch it before it lands. A gutter along the eave above that strip, with a downspout carried in solid PVC to open ground, takes the roof water out of the pocket. If a downspout already empties there, we reroute it. After that, the strip only gets the rain that falls straight onto it.
Yes. The Villages lists the nine-hole De La Vista executive course as in the Village of Rio Ranchero, even though it shares a name with the village next door. If your home sits along it, you get open air on that side and less leaf fall, so outlet size matters more than guards.
Yes. We fit your side so the run ends cleanly and the downspout sends water away from both homes, not onto your neighbor’s wall. If their roof edge is draining onto your side, we will point that out so the two of you can decide what to do about it.
If a tree hangs over the roof, guards usually win. Cleaning by hand means a ladder twice a year or more, and the gutter starts refilling the next week. A 316L stainless micro-mesh guard keeps the trough clear and carries a lifetime no-clog warranty. If no branches reach the roof, cleanings may be enough.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Spanish Springs Town Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Rio Ranchero home actually needs. If that is nothing right now, we will say so.
