Wet Ground Out Back Changes Where Roof Water Should Go

De La Vista is a large village, built mostly from 1994 to 1998, and it holds more preserve and wetland than any of the big villages around it. Villages maps show preserve along a long stretch of its edge and wetland inside its boundary, with the Tierra Del Sol course along much of the rest. A lot of homes here back onto land that stays damp well after a storm.

That matters for gutters in a way people do not expect. A downspout that empties at the corner of the house is a bad idea anywhere, but on a lot where the back yard already holds water, it just feeds the puddle against the slab. Lots here are small, too, and the Colony patio villas and designer homes sit close together, so there is not much room to move water sideways.

So on De La Vista homes we think about the ground before the gutter. We look at which way each side of the yard falls, where water stands after rain, and whether a downspout can be turned toward the street or the front lawn instead of the wet back edge. When it has to go out back, solid PVC underground drainage carries it about five feet from the foundation to a spot that actually drains. On homes with only short gutters over the doors, we point out which roof edges are feeding the soggy spots, so you can decide what is worth adding.

The Village of De La Vista at a Glance

  • First homes: mostly 1994 to 1998.
  • Where: directly north of CR 466, straddling Morse Blvd; listings call the west side De La Vista West.
  • District: Village Community Development District 1.
  • Homes: Colony patio villas and designer homes, both frame and concrete block, on small lots.
  • Setting: more preserve and wetland than the other large villages nearby, with Tierra Del Sol golf along much of the edge.
  • Golf: Tierra Del Sol championship next door; the De La Vista executive course, despite the name, sits in neighboring Rio Ranchero.
  • Recreation: Tierra Del Sol Recreation, Rio Grande Recreation and La Hacienda Recreation.

What it means for your gutters: back yards that stay wet and lots with little room to spare. De La Vista homes need downspouts aimed at ground that drains, and underground lines where the yard will not take more water.

Do You Need ARC Approval for Gutters in De La Vista?

De La Vista is in District 1, and the current District 1 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in De La Vista

Here is what we do for De La Vista villas and designer homes.

The Preserve Side Fills Its Gutters First

Homes along the preserve and wetland pick up the woods on the back of the roof: leaves, small twigs, seed pods and the fine organic grit that settles in a gutter and turns to mud. Listings here mention mature trees and preserve views, and both show up in the rear runs. The front gutter on the same house can look fine while the back one is half full.

Once that grit holds water, the gutter stays wet between storms, which is hard on old seams and sealant from the mid-1990s. A 316L stainless micro-mesh guard stops the fine material along with the leaves, so the back runs drain clean and dry out between rains. If your home only has gutters at the entry and exits, this is also a good time to decide whether the preserve side deserves a full run.

How a De La Vista Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff looks at where water stands in the yard after rain, checks the rear gutters on the preserve side, and traces where each downspout empties. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in De La Vista, where so many homes back onto preserve and wetland and the ground decides as much as the gutter does. As a licensed inspector, Jeff reads the grade and the foundation along with the roof edge, so the plan fixes the wet spot instead of moving it.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

De La Vista Gutter Questions

De La Vista is in District 1, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Often. If the back roof edge drains straight onto ground that already holds water, a gutter collects that water and a downspout sends it somewhere better, either around to the front or through a solid PVC line about five feet out. We check the grade first so we do not just relocate the puddle.

Usually, but placement takes thought. Side yards on small lots are tight, so we route downspouts toward the street or open lawn rather than the neighbor’s side, and we keep them out of walkways and the path of a golf car.

The gutter is the same, but the stakes differ, and De La Vista has plenty of both. On a frame home with vinyl siding, overflow can work behind the siding and soak the wood, so a working gutter is real protection. On a block home the risk is mostly stained stucco and wet soil at the slab.

Homes on the golf side, such as along San Marino Drive, get less leaf fall and more open rain. The priorities there are outlets big enough for a summer downpour and downspouts that do not wash out the back lawn. Guards are optional unless a tree hangs over your roof.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
