Big Designer Roofs Move a Lot of Water

Every Glenbrook home we found in Homefinder listings was a designer home: Magnolia, Volusia, St. Lucie, Willow, Charlotte, Flagler, Bradford, Dogwood and Cypress models, built around 2001 and 2002. Many sit on golf-front lots along Glenview’s Fox Run, Stirrup Cup and Talley Ho nines.

Bigger homes mean bigger roofs, and a bigger roof sends more water to each gutter run. Central Florida averages about 52 inches of rain a year, more than half of it June through September, and summer storms deliver it in bursts. A long run that drains to one downspout at the far end has to carry everything that lands on that whole roof plane. When the outlet is partly blocked or the run has lost its pitch, the overflow comes over the edge in the middle, right over a window or the front walk.

Gutter coverage also varies from house to house. A Dogwood on Niles Ct lists gutters around the entire home. A Charlotte on Worth Cir lists them at the entry and exits only. Either way, we look at each roof plane and ask how much water it sends where. On long runs that often means adding a second downspout so the water splits two ways. On a system past 20 years old, it can mean new seamless .032 aluminum hung every two feet so the line stays true under load.

What it means for your gutters: large designer roofs push a lot of water into each run. Downspout count and placement matter as much as the gutter itself.

Do You Need ARC Approval for Gutters in Glenbrook?

Glenbrook is in District 3, and the current District 3 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Glenbrook

Here is what we do for Glenbrook designer homes, on the course and off it.

Glenview's Elevations and Where a Downspout Lets Go

The official course page talks about Glenview Champions’ challenging elevations, and the clubhouse sits on high ground in the middle of the 27 holes. Wherever a lot has some grade to it, the spot where a downspout lets go matters a lot. Dump water at the corner of a house on ground that tips back toward the slab, and it simply turns around and comes home. A splash block cannot fix that, because the water is still landing on the wrong side of the grade.

That is where underground drainage earns its keep. We connect the downspout to solid PVC pipe and carry the water about five feet from the foundation, out to where the ground falls away from the house. Solid PVC holds a smooth, steady slope and can be cleared if it ever needs it. Corrugated black pipe is the cheap alternative, and it flattens under a mower or cart tire and holds debris in every ridge, so we do not install it.

How a Glenbrook Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff measures each long run, looks at how much roof drains to every downspout, checks the pitch with a level and watches how the ground falls away from the house. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Glenbrook, where large designer roofs and golf-course grades put real volume and real slope into play. An inspector reads the roof and the lot together, so the downspouts end up where the water can actually leave.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Glenbrook Gutter Questions

Glenbrook is in District 3, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

On a big roof plane, a long run can be asked to move more water than one outlet can take. If the run has lost its pitch or the outlet is partly blocked, water piles up and spills where the gutter is lowest. A second downspout or a re-pitch usually fixes it.

Yes, if the run is sound. We cut a new outlet, set the pitch so the water splits toward both ends, and route the new downspout so it drains away from the house. If the run is near the end of its life, we tell you, and replacing it may make more sense.

On a larger designer roof, usually not. The rest of the eave dumps a lot of water straight onto the beds and the lanai. We look at which roof planes send the most water and add gutters there first, so you are not paying for runs that do not need to be there.

If you have mature trees near the roof, yes, and many Glenbrook lots do. A 316L stainless micro-mesh guard keeps leaves and debris out and lets the water through. On a big roof, that also means far fewer trips up a tall ladder. Leaves that sit wet in an open gutter on a long run also add weight the hangers have to carry.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
