Every Homefinder flyer we read for Summerhill gave a 2003 build year: a Colony patio villa on Cambria Cir, Amarillo ranch homes on Blythe Way and Kingmont Ter, and a Corpus Christi on Candlebrook St. Summerhill is the youngest village in this corner of District 3, and its homes have now passed 20 years old.
Twenty years is a turning point for a gutter. The aluminum itself is usually fine. What wears out is everything holding it together and holding it up. Sealant at the corners and end caps has dried and cracked. The fasteners in the fascia have heated and cooled through twenty Florida summers, and they work loose a fraction at a time. Once a few let go, the run loses its pitch, water sits in the low spot, and the extra weight loosens the next one.
The good news is that a 2003 gutter often has plenty of life left if you catch it at this stage. We reseal the corners and end caps and set fresh hangers at two-foot spacing, closer than the roughly three feet code allows, and the run holds its line again. If the metal is pulling apart at the joints or the fascia behind it has taken on water, new seamless .032 aluminum rolled on site is the better fix, and we will show you exactly why before you decide.

What it means for your gutters: these homes just passed the 20-year mark, when sealant and fasteners give out. Catch it now and a tune-up often beats a full replacement.

Summerhill is in District 3, and the current District 3 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Summerhill ranch homes and patio villas.

Most Summerhill homes sit on interior lots rather than golf or water frontage. That means a neighbor on each side and a side yard that is often just a few strides wide. A downspout at the side of the house has very little room to work with, and water that hits the ground there tends to run along the wall or across the property line.
Some Summerhill listings show gutters around the entire home, like the Colony patio villa on Cambria Cir. Others show gutters at the entry and exits only, or none listed at all. Whatever you have, we plan the downspouts so the water heads toward the front or back yard, where there is room. Where that is not possible, we run solid PVC underground to an emitter about five feet from the foundation. It keeps your slab dry and keeps you on good terms next door.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks the corner seals and fascia fasteners on these 20-year-old runs, and looks at where each side-yard downspout sends water in relation to the house next door. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Summerhill, where homes are right at the age when gutters start to loosen and side yards leave little room for runoff. An inspector can tell a gutter that needs a tune-up from one that needs replacing, and that keeps you from paying for more than the house needs.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Not automatically. At 20 years, most problems are dried sealant and loose fasteners, not worn-out metal. Resealing and re-hanging often puts the run back in shape. We recommend replacement only when the metal is splitting or the fascia behind it is damaged. Either way, you see what we see before any work starts.
On many Summerhill homes, yes. Without gutters, the rest of the eave drips into the beds and splashes the lower siding, and on a narrow side yard that water has nowhere good to go. A full-perimeter system lets us decide where every bit of it lands.
Yes. We route downspouts toward the front or back yard where there is room. Where the side yard is too tight, we tie the downspout into solid PVC underground drainage and let it out about five feet from your foundation, on your side of the line.
Once a year is a good habit, ideally before the rainy season starts in June. Look for drips at the corners, water spilling at one spot, or a downspout that puts out nothing in a storm. At this age, those are the early signs. Catching a loose hanger or a dripping corner early is a small repair. Waiting until the run has pulled away from the fascia is not.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Spanish Springs Town Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Summerhill home actually needs. If that is nothing right now, we will say so.
