Century-Old Oaks Fill a Gutter Fast

The Saddlebrook executive course winds through Polo Ridge under oaks that are about 100 years old, and several Homefinder listings here note mature trees on the lot. Those oaks are a big part of why the village feels settled. They are also the reason gutters here clog faster than almost anywhere else in District 3.

An oak does not drop its leaves all at once in the fall. It sheds through late winter and spring as new growth pushes the old leaves off, and it drops stringy catkins and pollen at the same time. Acorns come later in the year. An old tree with a broad crown can bury an open gutter in a few weeks, and the wet mat that forms holds water against the metal and the fascia. On a house with one downspout per side, a single clogged outlet backs up the entire run.

Polo Ridge homes date from about 1999 to 2001: Amarillo, Stetson III, Maverick III, Austin and About Time ranch homes, Magnolia and Grand Ficus designer homes, and Richmond and Mazatlan courtyard villas. After 25 years under that canopy, a lot of original gutters have spent much of their life full, and that extra weight pulls hangers loose. A 316L stainless micro-mesh guard keeps the leaves, catkins and acorns on top so wind and rain move them off, and it carries a lifetime no-clog warranty. Under trees like these, it is usually the first thing we recommend.

Do You Need ARC Approval for Gutters in Polo Ridge?

Polo Ridge is in District 3, and the current District 3 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Polo Ridge

Here is what we do for Polo Ridge ranch homes, designer homes and courtyard villas.

Courtyard Villas Have a Roof That Drains Inward

Polo Ridge has Richmond and Mazatlan courtyard villas, and a courtyard changes how water leaves the roof. Part of the roof drains toward the street like any other house. Another part drains into the courtyard, a space walled in on several sides, with pavers or a slab and only so many ways out.

When the gutter over the courtyard clogs with oak leaves, or its downspout just empties onto the pavers, water collects right outside the door and against the walls. We look at where the courtyard can actually shed water. Sometimes that is a downspout carried to a corner with a clear path out. Sometimes it is solid PVC run along the wall and under a bed to open lawn. The Richmond villa on Archer Ave lists gutters around the entire home, which is a good start, but full coverage only helps if every downspout has somewhere to go.

How a Polo Ridge Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff looks at how much oak hangs over each roof plane, checks whether years of wet leaves have pulled hangers loose, and on courtyard villas traces where the inside water goes. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Polo Ridge, where the oaks are older than the homes and the courtyard villas trap water in ways a regular house does not. An inspector looks at trees, roof and drainage together and tells you which one is actually causing the problem.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Polo Ridge Gutter Questions

Polo Ridge is in District 3, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Late winter into spring, when the oaks push out old leaves and drop catkins and pollen together. Acorns come later. With trees around 100 years old, an open gutter can fill within weeks, so without guards most Polo Ridge homes need cleaning several times a year.

A fine 316L stainless micro-mesh will. The openings are too small for catkins and pollen clumps to slip through, so they dry on top and blow off. Coarse screens and foam inserts tend to trap them, which is why micro-mesh is the only guard we install.

Often it is part of it. If the gutter over the courtyard is clogged, or its downspout empties onto the pavers, the water has nowhere to go. We check the gutter first, then the path out, and reroute the downspout or run solid PVC so the courtyard drains. Courtyard walls also keep the space from drying out, so standing water there lingers longer than it would in an open yard.

No. Guards work fine under heavy canopy. Branches resting on the roof do scrape shingles and drop debris right onto it, so if we see that, we will point it out. Trimming is your call and your arborist’s, not ours.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
