Twenty Years of Rain Against Block and Stucco

Most Tall Trees homes were built in 2005 and 2006, and most of the ones we found are block and stucco: Gardenia designer homes on streets like Tynte Terrace, Bonneau Lane and Clarks Hill Way, plus Colony patio villas in Oak Bend Villas. If the gutters on yours have never been replaced, they have been working for about 20 years.

Stucco shows gutter trouble before you see it on the gutter. When a seam or corner starts to drip, or a run loses pitch and spills over the front, the water runs down the same spot of wall every storm. That leaves a dark streak, then a stain that comes back after pressure washing, and eventually water sitting at the base of the wall where the stucco meets the slab. On the few frame homes with vinyl siding, the same overflow finds the gaps at the bottom of the siding.

A 20-year-old gutter is a judgment call, not an automatic replacement. We check every hanger for fasteners that have backed out, run a level along each section, and look at the corners and end caps. If the metal is still sound, a re-hang on hangers every two feet with resealed seams can put it right. If it is thin, pitted or leaking at every joint, we roll new seamless .032 aluminum on site. Either way you see what we see before you decide.

Do You Need ARC Approval for Gutters in Tall Trees?

Tall Trees is in District 6, and the current District 6 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Tall Trees

Here is what we do for Tall Trees homes and Oak Bend villas.

A downspout empties at the corner of a stucco home and leaves a dark stain and a puddle at the base of the wall, Tall Trees
Before: a downspout empties at the corner of a stucco home and leaves a dark stain and a puddle at the base of the wall.
The downspout feeds buried PVC that lets the water out through a pop-up emitter far out in the backyard, Tall Trees
After: the downspout feeds buried PVC that lets the water out through a pop-up emitter far out in the backyard.

A Big Backyard Is Room to Move the Water

Tall Trees lots are generous. Listings describe large backyards on quiet cul-de-sacs, some with no homes behind them. That space is an advantage most villages do not have, and it is a shame to waste it on a downspout that dumps right at the corner of the house.

With room to work, we can carry roof water well past the slab. Each downspout ties into buried solid PVC that runs underground and lets the water out through a pop-up emitter on open lawn, at least five feet from the foundation and farther where the yard allows. Solid pipe, not black corrugated, which crushes under a mower and fills with sand. And despite the village name, we do not assume your roof is under big trees. We look at what actually hangs over it before we suggest guards.

How a Tall Trees Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks the fasteners, pitch and seams on the original 2005 and 2006 gutters, looks for water streaks on the stucco, and walks the backyard to plan where each downspout should let out. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Jeff Ours, owner of Premium Leaf Guards in Ocala, FL

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Tall Trees, where most gutters are about 20 years old and the stucco tells the story of every leak. A licensed inspector reads those signs and tells you whether a re-hang or new gutters is the right call.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Tall Trees Gutter Questions

Tall Trees is in District 6, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Usually a leaking seam, a loose corner or a section that has lost pitch and spills over the front in the same spot every storm. Pressure washing removes the streak, but it comes back until the gutter is fixed. We find the exact source and fix it there.

It depends on the metal. If the aluminum is sound and the problem is fasteners and pitch, a re-hang on hangers every two feet with resealed seams is a smart, smaller job. If it is pitted or leaking at every joint, new seamless gutters make more sense. We show you before you choose.

No. The name does not tell us what is over your roof, and we will not sell you guards you do not need. If trees hang over your house, stainless micro-mesh guards with a lifetime no-clog warranty can end the cleaning. If your roof is open, clean gutters and good drainage may be all you need.

At least about five feet from the foundation, and farther when the yard has room and somewhere sensible for the water to go. We use buried solid PVC and a pop-up emitter on open lawn, so nothing sits on top of the grass to trip over or mow around.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
