A Whole Street of 20-Year-Old Gutters

Look up and down almost any Sabal Chase street and the homes share a birth year: around 2006. That means the gutters share one too. They went up at the same time, with the same hangers, and they have taken the same 20 years of Central Florida weather, about 52 inches of rain a year with most of it arriving in summer downpours.

At this age, the gutter itself is often not the weak point. The fasteners are. Hidden hangers back out of the fascia a little more every summer, and once a few let go, the gutter tips forward, the pitch drifts and water starts sitting in low spots. Seams at the corners and end caps dry out and start to weep. None of it is dramatic. You notice a drip line in the mulch, a stain on the soffit, or water spilling over the front edge in a storm when it should be running to the downspout.

The question we answer most here is re-hang or replace. If the aluminum is sound and the runs are straight, we can rehang it with hangers every two feet, reset the pitch and reseal the corners, and you get years more from the gutter you have. If the aluminum is dented, patched or pulling apart at the seams, a new run of seamless .032 aluminum rolled on site is the better call. We show you what we found and let you decide.

Do You Need ARC Approval for Gutters in Sabal Chase?

Sabal Chase is in District 6, and the current District 6 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Sabal Chase

Here is what we do for Sabal Chase homes, from a simple re-hang to full replacement.

A downspout hidden in an overgrown shrub bed empties right at the foundation and washes out the mulch, Sabal Chase
Before: a downspout hidden in an overgrown shrub bed empties right at the foundation and washes out the mulch.
The downspout feeds a buried PVC drain that lets the water out in the lawn well away from the house, Sabal Chase
After: the downspout feeds a buried PVC drain that lets the water out in the lawn well away from the house.

The Shrubs Grew Up. The Downspouts Did Not Move.

When Sabal Chase homes were new, the Florida trees and shrubs out front were small. Twenty years later, many have filled in and reach the eaves. Branches rub the gutter, drop leaves and flowers straight into it, and hide downspouts so well that nobody notices when one comes loose or empties into the bed beside the slab.

We check every downspout at the bottom, not just the top. Where a downspout is buried in a planting bed, we tie it into solid PVC that runs underground about five feet from the foundation, so the water stops soaking the bed against the house. On golf-view lots backing onto the Amelia nine, we carry the back downspouts toward the open lawn and the course instead of the lanai. A micro-mesh guard keeps the leaf and flower drop from the grown-in landscaping out of the gutter.

How a Sabal Chase Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks the hangers and corner seams on every run, looks for downspouts buried in grown-in shrubs, and decides with you whether the 2006 gutters can be rehung or need replacing. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Jeff Ours, owner of Premium Leaf Guards in Ocala, FL

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Sabal Chase, where a whole street of gutters is reaching the same age at the same time and neighbors often get very different advice. An inspector tells you whether your gutters can be saved, and he will say so when they can.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Sabal Chase Gutter Questions

Sabal Chase is in District 6, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Not necessarily. Most Sabal Chase homes were built around 2006, so the gutters are the same age, but they have not all aged the same way. Shade, landscaping, roof work and maintenance all make a difference. We look at your hangers, seams, pitch and the aluminum itself, then tell you honestly whether a re-hang will do or whether replacement makes more sense.

We take the load off the old fasteners and install new hidden hangers every two feet, about a third more support than code asks for. Then we reset the pitch so water runs to the downspouts, reseal the corners and end caps, and flush the downspouts. If the aluminum is still in good shape, it is a solid way to get more years out of the gutters you have.

It can. Branches rubbing the gutter can loosen hangers, and leaves and flowers drop straight in. Grown-in beds also hide downspouts, so a loose elbow or a downspout dumping at the slab can go unnoticed for years. Trimming back from the eaves helps, and a stainless micro-mesh guard keeps the drop out of the gutter.

Toward the course, not the lanai. Back downspouts on golf-view lots often empty at the lanai slab, which leaves water on the pavers and soft ground at the corners. We tie them into solid PVC drain pipe that runs underground about five feet out and releases the water into the open lawn on the course side.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
