Vinyl Siding Hides Water Damage Until It Doesn't

Most of the Caroline homes we see were built in 2005 and 2006, and a lot of them are frame houses with vinyl siding rather than block and stucco. That changes how a gutter problem shows up. On a stucco wall, overflow leaves a stain you can see from the driveway. On vinyl, the water slips behind the laps, runs down the sheathing and stays hidden until you find soft trim, a musty closet or paint lifting inside.

The gutters on these homes are now around 20 years old. The original hidden hangers loosen one by one, the corner seams start to weep, and a gutter that has lost its pitch holds water instead of moving it. When it rains hard, the low spots fill and spill straight onto the wall below. Central Florida gets about 52 inches of rain a year, and more than half of it lands June through September, so that wall gets tested often.

The fix starts with keeping the gutter itself tight and pitched. We hang seamless .032 aluminum with a hanger every two feet, about a third more support than code asks for, so the gutter holds its line for the long haul. Then we look at where each downspout dumps. On a frame house with siding, a downspout that empties beside the slab soaks the bottom course of the wall every storm. Carrying that water out through solid PVC, about five feet from the foundation, keeps the siding and the slab dry.

Do You Need ARC Approval for Gutters in Caroline?

Caroline is in District 6, and the current District 6 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Caroline

Here is what we do for Caroline homes and villas, whatever kind of lot they sit on.

Preserve Lot or Pond Lot: Two Different Gutter Jobs

Caroline’s lots are not all the same, and the gutter plan should not be either. A home that backs onto preserve gets leaf litter and twigs blowing off the natural area all year. Those gutters clog from the back side first, the side nobody looks at from the street, and the overflow lands on siding you rarely see. A 316L stainless micro-mesh guard keeps that debris on top, where wind and rain clear it, and comes with a lifetime no-clog warranty.

Pond and golf-front lots have the opposite problem. The debris is lighter, but the ground behind the lanai is already wet, and every downspout that empties there adds to it. On those homes we focus on drainage: downspouts tied into solid PVC that runs about five feet out and releases the water toward the open lawn or the pond side, never back toward the slab.

How a Caroline Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks the back side of the house first, where preserve debris and pond-side runoff do their damage, and looks at the vinyl siding and trim for signs that water has been getting behind it. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Caroline, where so many homes have vinyl siding that can hide water damage behind a clean-looking wall. An inspector knows where to look for it, and he will tell you whether the gutters caused it before he quotes anything.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Caroline Gutter Questions

Caroline is in District 6, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Because the preserve feeds them. Leaves, twigs and seed pods blow off the natural area and land on the back slope of the roof first, so that run fills long before the street side does. A 316L stainless micro-mesh guard keeps the debris on top where wind and rain carry it off, and it carries a lifetime no-clog warranty. You stop climbing up behind the house twice a year.

Look for streaks or green growth under the gutter line, soft or swollen fascia and trim, peeling paint on window sills, or a musty smell in a closet on an outside wall. Any of those near a corner or a downspout is worth a look. Jeff is a licensed inspector, so he checks the wall and trim below the gutter, not just the gutter.

Often, yes. On many pond-side homes the downspouts empty right at the back corners, so all the roof water lands on ground that is already wet. We tie those downspouts into solid PVC drain pipe and carry the water about five feet out, then release it toward the open lawn or the pond side. We never use black corrugated pipe, which crushes and clogs.

It depends on what we find. If the aluminum is sound and the seams are tight, re-hanging it with new hangers every two feet and resetting the pitch can be enough. If the corners are weeping, the gutter is dented, or it has been patched over and over, replacing it with seamless .032 aluminum rolled on site usually makes more sense. We show you what we see and let you decide.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
