The Villages / Lake Sumter Landing / Hemingway
Hemingway is the village with Havana Country Club inside it, the 27-hole championship club with a nine named after the village itself. We install and repair gutters, guards and drainage for Hemingway’s patio villas, courtyard villas and designer homes, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.

Hemingway has a real mix under one name. There are Colony patio villas, Keys courtyard villas like the Anna Maria and the Grantham, and Designer homes like the Gardenia. Most were built around 2008. The difference that matters for gutters is the wall material: the Gardenia we looked at is block and stucco, but the Colony and Anna Maria villas are frame with vinyl siding.
On a villa, the gutter’s main job is keeping water off that siding. A clogged gutter or a downspout that ends at the wall lets water run down the vinyl and collect at the base, where it can get behind the panels. Attached villas add a second problem: the roof line runs across the shared wall, so overflow on one unit lands on the neighbor’s side too.
We treat a villa building as one roof. That means checking the whole run, both sides of the shared wall, and placing downspouts so each unit’s water goes out to the lawn or street, not into the courtyard or the yard next door. Listings here name rain gutters on villas, so many already have them. After 17 or so years, the question is whether they still drain where they should.

What it means for your gutters: vinyl-sided villas with shared roof lines, on hilly golf-course ground. Hemingway gutters need to keep water off the siding and send it downhill away from every unit.

Hemingway is in District 7, and the current District 7 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Hemingway villas and homes.

Hemingway is not flat. The Roosevelt executive course is known for playing up and down over natural hills, and Havana’s fairways roll. Homes built on that ground sit at different heights from their neighbors, and the yard often tips one way or the other.
That changes where a downspout should go. On a lot that falls toward the house, water let out at the corner runs right back to the foundation. On attached villas stepping down a slope, the lower unit catches the upper unit’s runoff. We read the grade before we place anything, then run solid PVC underground and let the water out about five feet from the foundation on the downhill side. Solid pipe, not black corrugated, which crushes and clogs. The goal is simple: every unit’s roof water leaves its lot without visiting the one below it.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the whole villa building, checks both sides of any shared wall for water marks on the siding and reads the slope of the lot before deciding where each downspout should drain. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Hemingway, where vinyl-sided villas share roof lines on hilly ground and one unit’s runoff can end up on the next. A licensed inspector looks at the building and the grade together, so the fix works for the whole roof.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Hemingway is in District 7, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
On a vinyl-sided villa, yes. Without them, roof water drops along the wall and splashes back onto the siding and slab. Gutters with downspouts piped away keep the base of the wall dry, which matters more on frame construction than on block. On a Designer home built of block and stucco, gutters are still worth it, but the stakes are mostly stains and splash.
We can work on your side, but we look at the whole run first. Water does not stop at the property line, so we make sure your downspouts do not push overflow onto the shared wall or into your neighbor’s courtyard. If the real problem starts on their side, we will tell you that too.
We pipe the downspout underground in solid PVC and run it to the downhill side, letting it out about five feet from the foundation where the grade carries water away. Letting it out at the corner on a back-sloping lot just sends it home. On a stepped row of villas, the lowest unit usually needs the most attention.
Only if there is debris to stop. Where Hemingway homes sit under mature trees, a 316L stainless micro-mesh guard ends the cleanouts. On an open fairway lot with little overhead, we may tell you clean gutters and good drainage are enough. Most of what lands in Hemingway gutters comes from the trees, not the course.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Lake Sumter Landing. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Hemingway home actually needs. If that is nothing right now, we will say so.
