The Villages / Lake Sumter Landing / Hadley
Hadley sits on Odell Circle with many of its homes backing right onto the fairways of Havana Country Club. We install and repair gutters, guards and drainage for Hadley’s golf-front homes, and a state-licensed home and building inspector is on every job. Call or text (352) 440-3310.

Plenty of Hadley homes look straight out over Havana Country Club. Listings describe lots on the 9th hole of the Hemingway nine with a fairway, a sand trap and a pond, others facing the Kilimanjaro nine, and the Kenya nine beyond. That view is the reason people buy here. It also means the back of the house has nothing between it and the weather.
A fairway is a wide-open runway for wind. When a summer storm rolls across Havana, the rain comes in sideways and the gusts hit the rear roof and gutters full force. Gutters hung at about three feet apart, the spacing code allows, can work loose under that. We hang ours every two feet, and on a golf-side elevation that extra holding power is the point.
Then there is the ground. Havana is known for rolling fairways and elevation changes, and many Hadley lots slope toward the course. Roof water that hits the ground at the back corner wants to run downhill across the yard, and if the downspout empties against the slab, some of it soaks in first. We plan where every downspout lets out so the water goes away from the house, not toward the foundation or into the low spot beside the lanai.

What it means for your gutters: open wind off the fairways and lots that slope toward the course. Hadley gutters need to be hung tight and the downspouts planned for the grade.

Hadley is in District 7, and the current District 7 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Hadley homes along Havana and throughout the village.

Hadley has some of the larger homes in District 7: block and stucco Designer models, custom homes, some with stone accents. A bigger roof sends more water to each gutter, and long runs need the right pitch and enough downspouts to keep up with a summer downpour. Around 52 inches a year falls here, more than half of it June through September.
Most of these homes went up in 2007 and 2008, so their original gutters are close to 20 years old. On a long run, worn fasteners and a slight loss of pitch mean water pools in the middle instead of reaching the outlet. We check the slope end to end, add a downspout where one long run is doing the work of two, and re-hang or replace based on what the metal tells us.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks how the gutters on the golf side are fastened, runs a level along the long back runs and walks the slope to see where each downspout’s water actually goes. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Hadley, where golf-front homes take wind straight off Havana and the ground falls away toward the course. A licensed inspector reads the whole lot, roof to fairway, before telling you what to fix.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Hadley is in District 7, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Open wind across Havana hits the rear of the house harder than the street side, and older fasteners loosen under it. We re-hang with hangers every two feet into solid fascia, which holds far better than the roughly three-foot spacing code allows. We also check the fascia behind them, because a loose gutter on a windy elevation can wallow out its own screw holes.
Away from the slab first, then toward open lawn. We pipe the downspout underground in solid PVC and let the water out about five feet out, positioned so it follows the grade instead of pooling by the lanai or cutting a channel down the slope. Solid pipe, never black corrugated, which crushes and holds debris. Your course-side neighbors and the fairway both stay drier for it.
A ball can dent an open gutter or sit in it and trap debris. Stainless micro-mesh guards are stiff enough to shed a ball, and they keep it out of the gutter entirely. If you are on a hole where balls land on the roof often, that is worth knowing before you choose open gutters.
It is due for a close look. At close to 20 years, fasteners and seams are the usual failures. Long back runs on larger homes also tend to lose pitch. We will tell you whether a re-hang fixes it or whether replacement makes more sense. Either way you get the answer from the person licensed to inspect the work.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
