The Villages / Brownwood Paddock Square / Osceola Hills
Osceola Hills wraps the east shore of Lake Deaton and the Soaring Eagle Preserve, with designer and premier homes and an all-stucco courtyard villa section. We install seamless gutters, guards and drainage built for larger homes, with a licensed home and building inspector on every job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
Osceola Hills opened around 2015 to 2017. Its premier homes are concrete and stucco, and its designer homes come in frame or stucco, with lakeside premier lots among the most sought-after in this part of The Villages. Larger homes have more roof, longer gutter runs and more corners, and every one of those is a place where a sloppy install shows.
A long run needs a true, consistent pitch end to end, or water sits in the middle and spills at the low point. Corners need clean mitered joints, not caulked lap seams that start dripping in a couple of years. And downspouts on a tall eave need to be strapped so they do not rattle loose in a storm.
We roll seamless .032 aluminum on site to the exact length of each run, so the only joints are the corners and the outlets.

What it means for your gutters: bigger homes with long runs and many corners, on lots that back onto the preserve or slope to the lake. Seamless runs, clean corners and underground drainage matter most here.

On paperwork: the current District 10 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
For Osceola Hills homes, here is what we build.

Homes backing onto the Soaring Eagle Preserve get leaves and needles blowing in from the tree line, and lakefront lots slope toward the water. That combination means gutters that clog and runoff that wants to head straight down the yard.
We fit 316L stainless micro-mesh guards to keep the debris out, and carry the water away with solid PVC underground drainage so it spreads into the lawn instead of cutting a path to the shoreline.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks every run on the house, checks long spans for a true pitch end to end, looks at each corner joint and follows the water toward the preserve or the lake. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Osceola Hills, where larger homes leave more room for a sloppy install to show. The person quoting your gutters is the same person licensed to inspect the work, so you get an honest read on what a home this size needs.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Osceola Hills is in District 10, and the current District 10 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Sometimes a reseal does it. If the corners are caulked lap seams that keep failing, clean mitered corners on a new seamless run are the lasting fix. We will tell you which one makes sense.
Probably. Leaves and needles blow in from the tree line. A 316L stainless micro-mesh guard keeps them out and carries a lifetime no-clog warranty.
We carry it away with solid PVC underground drainage to a pop-up emitter in the lawn, so it spreads out instead of cutting a path to the shoreline.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Brownwood Paddock Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Osceola Hills home actually needs. If that is nothing right now, we will say so.
