The Villages / Brownwood Paddock Square / Lake Deaton
The Village of Lake Deaton takes its name from the lake on its edge, with designer homes and cabana villas near Eisenhower and Rohan regional recreation. We install and repair gutters, guards and drainage for Lake Deaton homes, with a licensed home and building inspector on every job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
Lake Deaton’s homes date from around 2014, with designer homes, cabana villas and Evans Prairie golf nearby. Homes near open water see more wind, and a summer storm rolling across the lake hits the back of the house hard. That is where gutters get tested.
Gutters on the windward side have to carry rain that is coming in at an angle and in volume. If the hangers are loose or spaced wide, the run flexes and the water jumps the front lip. If the outlets are undersized, the corners overflow even when the gutter is perfectly clean.
We hang every run at two-foot spacing with heavy .032 aluminum and size the downspouts to what your roof sheds in a real storm, not an average one.

What it means for your gutters: storms that cross open water and hit the back of the house hard. Lake Deaton homes do best with runs that will not flex and downspouts sized for the windward side.

On paperwork: the current District 10 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
For Lake Deaton homes and cabana villas, this is what we do.

Cabana villas have covered porches and small roof sections that are easy to overlook, and they usually drain right onto the walkway you use every day. A short porch gutter with a downspout into a drain inlet keeps that entry dry and safe underfoot.
On the full homes, the lake side of the yard slopes toward the water. We carry roof water away with solid PVC so it spreads into the lawn instead of running down the bank and taking the mulch with it.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the house with the lake side first, checks hanger spacing and stiffness on the windward runs and sizes the downspouts for what a storm off the water actually delivers. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters on Lake Deaton, where the back of the house takes the weather. The person quoting your gutters is the same person licensed to inspect the work, so you get an honest read on what the lake side needs.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Lake Deaton is in District 10, and the current District 10 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Wind. Storms crossing open water drive rain into the back of the house at an angle and in volume. Loose or widely spaced hangers let the run flex and the water jumps the lip. We stiffen it with hangers every two feet and size the outlets up.
Yes. Those small porch roofs usually drain right onto the walkway. A short gutter and a downspout into a drain inlet keeps the entry dry and safe underfoot.
We carry it away from the house with solid PVC underground drainage so it spreads into the lawn instead of running down the bank and taking the mulch with it.
It depends on the trees around your lot. Shoreline cypress and oaks can drop plenty. We will check what is landing on your roof and tell you honestly whether a guard is worth it.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Brownwood Paddock Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Lake Deaton home actually needs. If that is nothing right now, we will say so.
