Collier’s first homes went in around 2013, which means many of its gutters are now going on a decade or more of Florida summers. Aluminum lasts. What wears out is everything holding it up: fasteners back out of the fascia a little each year, seams start to drip, and runs that were level at closing have a low spot now.
The neighborhoods here include designer homes, courtyard villas and the bungalow enclaves at Alden, Antrim Dells (with its own neighborhood rec center) and Atwood. Bungalows sit close together, and that tight spacing is where a sagging gutter or a short downspout causes trouble for two homes at once.
A lot of the time a ten-year-old system does not need to be torn off. It needs to be re-hung, resealed and protected. We will tell you which one you have.

What it means for your gutters: gutters that are now more than ten years old on homes set close together. Collier homes usually need a re-hang, resealing and drainage more than a full replacement.

On paperwork: the current District 10 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
For Collier homes and bungalows, here is what we do.

With bungalow villas close together, there is very little ground between homes for roof water to go. A downspout that empties into a narrow side yard sends the water straight toward the neighbor’s foundation, or leaves a standing puddle that never quite dries out.
We tie those downspouts into solid PVC underground drainage that carries the water to the front or back where it can spread out, about five feet from either foundation. Neat, quiet, and nobody’s slab gets the runoff.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the house, checks every seam and corner for drips, tests whether the fasteners still hold and looks at where the water goes in tight side yards. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Collier, where a ten-year-old gutter is often worth saving. The person quoting your gutters is the same person licensed to inspect the work, so you get an honest read on whether a re-hang and reseal will do before anyone talks about replacement.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Collier is in District 10, and the current District 10 Architectural Review manual (revised August 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Often not. Aluminum lasts. What wears out is the fasteners, the seams and the pitch. Many Collier gutters just need re-hanging on two-foot spacing, resealing at the corners and guards. We will tell you which one you have.
Usually a failed seam or corner joint dripping a little every time it rains. We reseal the joint, and if the run is sagging toward that corner, we re-level it so water stops collecting there.
Yes. Bungalows sit close together, so we plan downspouts to carry water to the front or back where it can spread out, not into the narrow side yard toward the neighbor.
Most of Collier is in District 10. The Atwood section is in District 9, and the current District 9 manual (July 2026) also says ARC approval is not required for gutters and downspouts. We confirm your district before we start.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Brownwood Paddock Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Collier home actually needs. If that is nothing right now, we will say so.
