McClure opened around 2019 with bungalow and courtyard villas (Durham, Winslow, Charlotte and Montclair), the Patricia bungalow villas and designer homes. Courtyard villas are a great design for privacy. They are also a design where rain that falls inside the walls has to be moved out deliberately, or it pools against the house.
In a courtyard, the downspout placement matters more than anywhere else on the home. Put it in the wrong corner and the water runs across the pavers to the entry door. We plan each outlet so it drains into a splash area or an underground line that carries it out of the courtyard entirely.
The roofs here are architectural shingle, which sheds water fast. That speed is good for the roof and hard on a gutter that was hung loose.

What it means for your gutters: courtyards that trap water and golf-course debris in the gutters. McClure homes do best with smart downspout placement and a guard fine enough to stop grass clippings.

Good news on paperwork: the current District 12 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, verandas, courtyard villas and patio villas. You still have to follow the standards, which means matching the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start, not a memory of last year’s. If your project needs an application, we tell you up front and help you put it together. You can read the manuals yourself on the District Government Community Standards page.
For McClure villas and homes, these are the services we bring.

Golf frontage means open sky on one side and a lot of mowing, blowing and fertilizer in the air on the other. Grass clippings and fine debris get into an open gutter the same way leaves do, and in summer heat they rot into sludge that holds water and grows algae.
A 316L stainless micro-mesh guard is fine enough to keep that out and smooth enough that it does not hold onto it. If you have been cleaning your gutters more than you expected for a home without big trees, this is usually why.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff walks the house and the courtyard, checks pitch and hanger spacing, and looks at exactly where each downspout empties so courtyard water never runs to your entry. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in McClure, where courtyard villas and golf frontage each bring their own water problems. The person quoting your gutters is the same person licensed to inspect the work, so you get an honest read on what your villa needs.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

McClure is in District 12, and the current District 12 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, verandas, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Usually. In a courtyard villa, rain that falls inside the walls has to be moved out deliberately. We place outlets so water drains to a splash area or an underground line that carries it out of the courtyard entirely, not toward your entry door.
Golf frontage. Mowing and blowing put grass clippings and fine debris in the air, and in summer heat they rot into sludge that holds water and grows algae. A 316L stainless micro-mesh guard is fine enough to keep it out.
Yes. Those villas are almost surrounded by golf, so they get the debris and the open-sky storms. We look at the whole roof line and plan downspouts so water moves away from the homes and the course.
A guard is not armor, but a stainless micro-mesh guard on a heavy aluminum frame over .032 gutter holds up far better than thin metal. If a run is already dented, we will tell you whether it needs replacing.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Brownwood Paddock Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your McClure home actually needs. If that is nothing right now, we will say so.
