The Lanai Is Half Your Roof Line

Monarch Grove opened around 2019 with designer homes, a long list of patio villa models (Cliff, Chase, Blake and James among them), Glenda cabana villas and the Monarch Grove Verandas East and West. A lot of these homes have big screened lanais, and the screen enclosure roof is where we see the most water trouble.

The house gutter dumps onto the enclosure, and the enclosure’s own narrow gutter was never sized to carry it. The result is a sheet of water coming off the screen roof right onto the pool deck or the patio where you sit. That is what a super gutter fixes: a wider aluminum gutter built for the enclosure, with a downspout that runs down a post and away.

We look at the main roof and the enclosure as one system, because that is how the water treats them.

Do You Need ARC Approval for Gutters in Monarch Grove?

Good news on paperwork: the current District 12 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, verandas, courtyard villas and patio villas. You still have to follow the standards, which means matching the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start, not a memory of last year’s. If your project needs an application, we tell you up front and help you put it together. You can read the manuals yourself on the District Government Community Standards page.

What We Do in Monarch Grove

Waterways Behind the House

Many Monarch Grove homesites back onto a waterway or a pathway. When roof water runs off the back of the house without a plan, it heads straight down the slope, washing out mulch and leaving a muddy line across the lawn.

We route the downspouts so the water is carried out and spread, using solid PVC underground drainage where a simple extension would just move the puddle. It keeps the back yard looking the way it did the day you bought it.

How a Monarch Grove Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff looks at the main roof and the screen enclosure as one system, checks where the house gutter dumps onto the enclosure and follows the water to the waterway. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Monarch Grove, where so many homes have large screened lanais and the enclosure gutter is the one that fails first. The person quoting your gutters is the same person licensed to inspect the work, so you get an honest read on what the whole system needs.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Monarch Grove Gutter Questions

Monarch Grove is in District 12, and the current District 12 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, verandas, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

A super gutter. The narrow gutter on most enclosures was never sized to carry what the house roof dumps onto it. A wider aluminum super gutter with a downspout down a post carries it away instead of sheeting it onto the deck.

Yes, and we look at them together. The house gutter, the enclosure gutter and the downspouts all have to work as one system, or the water just moves to the next weak spot.

Out and spread, not straight down the slope. We use solid PVC underground drainage where an extension would just move the puddle, so the back yard keeps its mulch and soil.

Yes. Attached homes share roof lines, so we look at the whole run and plan each downspout to drain toward open ground, not toward the unit next door.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
