The Oaks Are the Whole Story

Oak Run was developed from 1985 onward on almost 1,400 acres, and the golf course and neighborhoods were laid out around the trees that were already there rather than clearing them. Neighborhood names like Woodside, Timbergate and The Preserves are not marketing inventions.

That canopy is why people bought here, and it is also why an open gutter in Oak Run does not stay open. Live oak and laurel oak drop leaves and catkins in late winter and early spring, right as they push new growth. Acorns come down separately, through fall and winter. So you get two debris seasons a year, and catkins are the worst of it because they are stringy and they mat down into a plug that water cannot move.

Homes here date from 1985 to 2007, so many are now on their second roof and their first set of gutters. That is usually where we start: whether the aluminum is still sound, and whether the hangers and the fascia behind them are.

Approvals Work Differently in Oak Run

Oak Run is not a conventional homeowners association. Residents own their homes and their land; the common areas and facilities are owned by Oak Run Associates, and what you pay is a service fee rather than an HOA fee. The Oak Run Homeowners Association is a social organization, not the body that approves exterior work.

Practically, that means architectural requests go through the Architectural Review Board process run on the community side. There are prefilled forms for re-roofing, exterior paint, fencing and tree trimming, and a general ARB form for anything without its own form, which is where a gutter request belongs.

We will tell you plainly: we have not found Oak Run’s gutter clause published anywhere online, and we are not going to pretend we know your exact restriction. What we do is submit the general ARB request before we start, and if your neighborhood’s deed restrictions say something specific about gutter color or profile, we build to it. If you want certainty before we come out, the community office can confirm the current requirement in one phone call.

What We Do in Oak Run

What the Maintained Lots Cover, and What They Do Not

Oak Run has hundreds of maintained lots, and residents on them sometimes assume the gutters are somebody else’s problem. They are not. Lot maintenance here covers mowing, irrigation, mulching and pest control. It is landscaping, not the building envelope.

Your roof, your fascia, your soffit and your gutters are yours. If you are on a maintained lot and water is running down the wall or pooling in the bed beside the house, that is your call to make, and it is worth making before the fascia goes soft.

Stop Cleaning Gutters Under Those Oaks

A licensed inspector will look at your roof line, your fascia and your drainage, and tell you what your home actually needs.
