On a commercial building, a gutter is not decoration. It is the thing standing between the roof and the foundation, the entrance, the storefront, and your customers walking in the door. When the gutter is too small for the roof, or the hangers are spaced too far apart, Ocala’s afternoon storms expose it fast. Ocala averages about 52 inches of rain a year, and the wet season from June through September drops 6 to 8 inches a month in hard, fast bursts. That is exactly the kind of rain that overwhelms a cheap system.
The external problem is the water: it sheets over the front of the gutter, pounds the walkway, washes out the landscaping, seeps under the slab, and stains the building. The internal problem is what it does to you: a building that looks neglected, a slip risk by the entrance, tenants or customers asking when it will get fixed, and the worry that the last contractor cut corners. The deeper problem is simple. You should not have to redo this in two years. You paid for gutters once. They should work.
Do nothing and the cost compounds: fascia rot, foundation and entry damage, and another install bill on top of the first one. Get it sized and hung right the first time and the water goes where it belongs, about five feet away from the building, and stays a non-issue.
The right system depends on your roof, not on what is cheapest to install. Here is the honest version, the same way we would explain it standing in your parking lot.
For a typical storefront, office, or HOA building, a seamless K-style gutter in 6 inches is the workhorse. A 6-inch gutter handles roughly 3,840 square feet of roof area, which covers most light commercial roofs in this range. We run it seamless so there are no mid-run joints to leak, and we step up to a larger profile or add downspouts when the roof area calls for it. Seamless gutters
When the roof is bigger, the slope is low, or the building is metal, a box gutter is the right call. Box gutters come in sizes like 4 by 5 and 6 by 6 inches, carry more water at the same width, and bolt cleanly to a commercial fascia or metal purlins. Sizing the gutter is only half the job. Downspouts have to match. On commercial work we use 3 by 4 inch or larger downspouts and space them so no single run is overloaded, usually no more than about 40 feet apart. Then we get the water away from the building, not just off the roof. If your site needs underground drainage to carry it clear, we install solid PVC, not the thin black corrugated pipe that breaks underground at every bend.
Because the system is only as good as the installer. You can buy good material and still end up with a gutter that fails if it is hung loose, pitched wrong, or sized for a smaller roof. We have all seen the commercial buildings where a crew slapped up gutters fast and moved on.
