The Villages / Spanish Springs Town Square / Alhambra
Alhambra sits just across El Camino Real from the Savannah Center, with ranch homes, patio villas and cottage villas going back to about 1999. We install and repair gutters, guards and drainage here, and a state-licensed home and building inspector is on every job. Call or text (352) 440-3310.

Alhambra’s first homes went up around 1998 to 2000, a mix of Stetson III, Austin and Amarillo ranch homes, Colony patio villas and some very small cottage villas. That puts the original gutters past 25 years old, and it puts a lot of these homes in the window for a second roof. One Homefinder listing on Privada Dr shows exactly that: a replacement roof in 2021 on a frame home with vinyl siding.
Roofers have to deal with the gutters to do their job. Sometimes they pull them and put them back, sometimes they work around them, and either way the gutter is rarely the crew’s priority. What we find afterward is pretty consistent: hangers driven back into old holes that no longer hold, drip edge tucked behind the gutter instead of over it, and a pitch that now runs the wrong way so water sits at one end.
None of that shows on a sunny day. It shows in the first summer storm, when water spills over the front lip or pours behind the gutter onto the fascia. If your Alhambra home has had a new roof and the old gutters were reused, it is worth having someone check the pitch, the hangers and how the new shingles meet the old metal. Sometimes a re-hang on fresh fasteners is all it needs. Sometimes the old run has too many patched seams to be worth saving, and we will tell you which.

What it means for your gutters: gutters past 25 years old, many of them taken down and put back during a re-roof. Check the pitch and the hangers before you assume they are fine.

Alhambra is in District 2, and the current District 2 Architectural Review manual (revised July 2026) says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Alhambra ranch homes, patio villas and cottage villas.

Some Alhambra homes back to a wildlife preserve, and others look out over a pond from a glass-enclosed lanai. Those are the lots people pay extra for, and they come with two gutter issues. The preserve side drops leaves and twigs onto the back roof all year, and the back of the house is where a gutter gets the least attention, because nobody sees it from the street.
On pond lots the ground often falls toward the water, which helps. What hurts is a downspout that empties right at the corner of the slab and cuts a channel through the bed on its way down. We tie those downspouts into solid PVC underground drainage that carries the water about five feet out, then let the yard’s natural fall take it from there. Black corrugated pipe never goes in the ground on our jobs.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks how the gutters were put back after any re-roof, tests the pitch with a level and looks at where the back downspouts send water on preserve and pond lots. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Alhambra, where a lot of homes are on their second roof and their first set of gutters. An inspector knows what a proper roof-to-gutter transition looks like, so he can tell you whether yours was put back right or just put back.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Alhambra is in District 2, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Usually because they were taken down and rehung, or worked around, during the re-roof. Hangers end up back in worn holes, the pitch shifts, or the drip edge lands behind the gutter instead of over it. A check with a level and a look at the roof edge tells us which one it is.
It depends on the run. If the seams are sound and it just needs new hangers and a re-pitch, we fix it. If the run has several leaking seams and old patch jobs, replacing it with seamless .032 aluminum rolled on site usually makes more sense than chasing leaks one at a time.
A small roof still sheds a lot of water in a Central Florida downpour. On a cottage villa the eave usually sits right over the entry walk and the beds, so one short run with a well-placed downspout keeps the door dry and keeps the mulch off the walk.
A 316L stainless micro-mesh guard is the simplest way. Leaves and twigs from the preserve stay on top and blow off while the water drops through, and it carries a lifetime no-clog warranty. Nobody has to climb a ladder on the uneven back side of the house twice a year.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Spanish Springs Town Square. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Alhambra home actually needs. If that is nothing right now, we will say so.
