Stone Creek has been building since 2006, so almost nothing here is worn out. The gutters are not failing from age. What we get called for in Stone Creek is different.
The first is builder-grade coverage. A production home often leaves the lot with gutter on the front elevation and the obvious valleys, and nothing on the runs that turned out to matter once you lived through a wet season. You notice it the first June you watch a sheet of water come off an uncovered corner onto the walkway.
The second is where the water goes after it leaves the downspout. Get a summer storm on a home this size and you are moving a serious volume of water. If the downspout discharges next to the slab, it saturates the same strip of soil every storm. That is the call we get most often here, and it is a drainage fix rather than a gutter one.
The third is debris. Stone Creek preserved mature oak hammocks when it was laid out, which is part of what makes the place look established rather than scraped flat. Those same oaks drop catkins and leaves in late winter, and pines drop needles all year. An open gutter under a mature canopy is a maintenance appointment you keep forever.
Stone Creek’s rule is strict and worth knowing before you call anyone: all changes to the exterior of a home must be approved in writing by the Architectural Review Committee before any work is started.
That means a completed and signed Exterior Modification Application, a non-refundable fee per application, and a plat of survey with the project locations marked. The fee is not returned whether the application is approved or denied, so it is worth getting right the first time.
If you are in a Garden or Villa home there is an extra step: those applications go to the Stone Creek Maintenance office for approval before the ARC will review them, because of shared water, land and utility issues. Contractors who do not work here regularly miss that, and the application comes back.
We prepare the paperwork with the measurements and detail the committee expects, and we do not start until it is approved. Marion County does not require a building permit for gutters, so the ARC is the only approval standing between you and a finished job.
Ocala averages about 52 inches of rain a year, and more than half of that falls between June and September. It does not arrive gently. A routine summer storm here runs around two inches an hour, and the opening burst of one can hit several times that rate for a few minutes.
One inch of rain on an average roof sheds well over a thousand gallons, and every gallon weighs about eight pounds. That is the load your gutters, your hangers and your fascia are holding, several times a week, for four months a year. It is also why hanger spacing and downspout capacity matter more here than the color of the gutter.
We will walk your roof line, tell you which runs actually need gutter, and prepare the modification application before anything starts.
