On a Hill, Every Downspout Points at Somebody

Pine Ridge sits directly south of CR 466A, just east of the Sumter and Lake county line, in the City of Fruitland Park. It borders the Village of LaBelle and Belle Glade Country Club, and Brownwood is about 15 minutes away by golf cart. Homes started closing around 2015, all concrete block and stucco under shingle roofs.

What sets Pine Ridge apart is the ground. The Escambia course is described as having elevation changes rarely seen in Florida, and Okeechobee plays over changes in elevation too. That rolling land is nice to look at, but it changes how water behaves once it leaves your roof. On flat ground, a downspout that dumps at the corner makes a puddle. On a slope, that same water picks up speed, cuts a channel through the mulch and keeps going, toward your foundation if the house sits low, or toward the neighbor below you if it sits high.

So in Pine Ridge we start at the bottom, not the top. Before we talk about gutters, we look at which way your lot falls and where every downspout is emptying today. Then we place downspouts on the side where the ground carries water away, and where it does not, we run solid PVC underground to carry it about five feet out and release it where the slope helps instead of hurts.

The Village of Pine Ridge at a Glance

  • First homes: around 2015.
  • Where: directly south of CR 466A, just east of the Sumter/Lake county line, bordering the Village of LaBelle and Belle Glade Country Club, in the City of Fruitland Park, Lake County.
  • District: Village Community Development District 11.
  • Homes: single-family homes and courtyard villas in the Reagan Villas section.
  • Setting: real elevation changes for Florida, with some Reagan Villas backing onto a pond of about 2 acres.
  • Golf: Escambia and Okeechobee executive courses inside the village; Belle Glade championship next door.
  • Recreation: Moyer Recreation village center and Pine Ridge Recreation neighborhood pool.

What it means for your gutters: sloped lots send roof water downhill fast, so where each downspout lets go matters more here than almost anywhere in The Villages. Pine Ridge homes do best with downspouts planned around the grade and underground drains where the ground falls toward the house.

Do You Need ARC Approval for Gutters in Pine Ridge?

Pine Ridge is in District 11, and the current District 11 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Pine Ridge

Here is what we do for Pine Ridge homes and Reagan Villas.

A downspout empties onto a slope and the runoff has cut a muddy channel through the mulch bed, Pine Ridge
Before: a downspout empties onto a slope and the runoff has cut a muddy channel through the mulch bed.
The downspout feeds a buried solid PVC drain that carries water out to an emitter in the lawn, Pine Ridge

Reagan Villas: Small Courtyards, Shared Walls, Some on the Pond

The Reagan Villas section is courtyard villas, and some of them back onto a pond of about 2 acres. A courtyard villa has roof edges that face inward, so rain collects in a space with walls on most sides. If those gutters overflow or the downspouts empty onto the pavers, the courtyard holds the water right against the house.

On these units we gutter the courtyard edges and route the water out, through the side yard or into a solid PVC line under the pavers. For villas on the pond side, we send the water toward the open bank on your side of the lot, never into the unit next door. And because villas share walls, we look at the whole roof line before we touch your half, so fixing your side does not move the overflow onto your neighbor.

How a Pine Ridge Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff walks the lot to see which way the ground falls, checks where each downspout empties on the slope, and on Reagan Villas looks at the courtyard and the whole shared roof line. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Pine Ridge, where the hills decide where your roof water ends up and a bad downspout can soak your foundation or the neighbor’s yard below. The person quoting your gutters is licensed to inspect the whole house, so the drainage plan is built around your grade, not a guess.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Pine Ridge Gutter Questions

Pine Ridge is in District 11, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Not if the water is carried past the low spot. Gutters collect the roof water in a few places, so where it lets go is the whole job. On a lot that falls toward the house we run a solid PVC drain underground to carry it about five feet out and release it where the ground falls away.

Move it or carry it. Sometimes the downspout can go on a different corner where the slope works for you. If not, an underground PVC line can take the water across your own lot to an emitter, so it soaks in on your side. We use solid PVC for that, never black corrugated pipe, because it holds its slope and can be cleaned out.

Yes. Pine Ridge is part of District 11 of The Villages, located in the City of Fruitland Park in Lake County, just south of CR 466A. We serve Pine Ridge the same as any other village, with the same free estimates and the same licensed inspector on the job.

Usually, yes. The roof edges that face the courtyard drop water into a space with walls around it. Gutters on those edges, with downspouts routed out through the side yard or under the pavers, keep the courtyard from turning into a puddle every afternoon storm.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
