Second Roof, First Gutters: Where El Cortez Homes Leak

Nearly every home in El Cortez was built between 1990 and 1992: site-built ranch and designer homes like the Gulf Breeze, mostly frame with vinyl siding and shingle roofs, plus the block-and-stucco Courtyard Villas. At 35 years old, many of these homes are on their second roof. A lot of them are still on their first gutters.

That combination causes more leaks than either one alone. When a roof is replaced, the crew has to work along the drip edge, so the gutter gets pried forward, bent or pulled down and then put back. If the new drip edge does not lap into the gutter, water runs behind it and down the fascia. If the hangers go back into the old holes, they do not hold. If the run is reset without checking pitch, water sits in the middle instead of reaching the downspout.

You see it as rot or staining on the fascia behind the gutter, drips along the back edge during rain, or a gutter that has pulled away at one end. We check the drip edge first, then the fasteners and pitch. A sound gutter gets re-hung into fresh wood with hangers every two feet. A gutter that came through the re-roof bent or leaking gets replaced with seamless .032 aluminum rolled on site.

Do You Need ARC Approval for Gutters in El Cortez?

El Cortez is in the Lady Lake/Lake County district, and the current Lady Lake/Lake County Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in El Cortez

Here is what we do for El Cortez homes, workshops and Courtyard Villas.

Workshops, Villas and Small Lots Leave Little Room for Water

Some El Cortez homes have an attached workshop behind the garage, a second roof section that often drains straight onto the side yard or the driveway. The Courtyard Villas share walls and rooflines. And with lots of about a tenth of an acre, there is not much ground between your downspout and the next house.

On a small lot, where the water lands matters more than how much there is. A downspout that empties at the corner of a workshop can send runoff along the side of the house to the foundation or across the line into a neighbor’s yard. We give the workshop roof its own gutter and outlet, and we use solid PVC underground drainage to carry water about five feet from the foundation, toward the street or open lawn. On the villas, we treat the shared roofline as one job, so fixing one unit does not move the problem next door.

How an El Cortez Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff checks whether the drip edge laps into the gutter after any re-roof, looks for soft or stained fascia behind the gutter, and walks the workshop and side yard to see where the water lands. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Jeff Ours, owner of Premium Leaf Guards in Ocala, FL

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in El Cortez, where so many 35-year-old homes have a newer roof sitting on older gutters. An inspector knows what a correct drip edge and fascia look like, so you find out whether the leak is the gutter, the roof edge or the wood behind both.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

El Cortez Gutter Questions

El Cortez is in the Lady Lake/Lake County district, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Most often the new drip edge does not lap into the gutter, so water runs behind it and down the fascia. It can also mean the gutter was reset too low or the hangers went back into old holes. We find which one it is and correct it, usually without touching the new roof. Fresh holes into sound wood are what make the hangers hold again.

Usually, yes. It is a separate roof section, and without a gutter it drops water along the side yard or onto the drive. A short run with its own downspout and a drain line keeps that water away from both buildings. Workshops often have a lower roof edge, so the gutter has to be pitched with care.

We treat the roofline as one system. Before quoting your unit, we check where the neighboring gutters drain and whether your downspout is carrying their water too. Then we place outlets so water leaves the courtyard and the shared walls behind. Every unit owner on that roofline benefits when the outlets are placed right.

The back of a golf-front home is the side you see least, and it is often where the lanai sits, so a slow leak there can go unnoticed for years. A few listings here mention oaks, so we check the back runs closely and only suggest guards where trees actually reach the roof. That way you only pay for protection where it does something.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
