A Courtyard Has No Downhill

Del Mar mixes two kinds of homes from the same few years. Along the streets off Del Mar Dr and Rio Grande Ave are site-built designer homes from about 1989 to 1993, mostly frame with vinyl siding and shingle roofs. Then there are the Hacienda Villas, built in 1992: attached 2 bedroom, 2 bath block-and-stucco villas, each with its own courtyard.

The courtyard is what makes the villas tricky. It is enclosed on most sides by walls and the home itself, so any roof that drains into it has nowhere natural to send the water. In a summer downpour, a downspout emptying onto courtyard pavers can fill the space faster than it drains, and the water ends up against the stucco and the door threshold. A shared roofline adds another wrinkle, because the gutter over your courtyard may carry water from your neighbor’s roof too.

We plan villa gutters around the courtyard. Where we can, we move the downspout to an outside wall so the water never enters the courtyard at all. Where it has to come down inside, we tie it into solid PVC underground drainage and carry it out of the courtyard below grade, so the space stays dry. And we look at the whole roofline before touching your section, so your fix does not send water onto the next unit.

The Village of Del Mar at a Glance

  • First homes: about 1989 to 1993; the Hacienda Villas were built in 1992.
  • Where: west of US 27/441 off Avenida Central, Rio Grande Ave and Del Mar Dr, about half a mile from Spanish Springs Town Square.
  • District: Lady Lake/Lake County, in the Village Center service area.
  • Homes: site-built designer homes plus attached Hacienda Villas with courtyards.
  • Construction: frame homes with vinyl siding and block-and-stucco villas, shingle roofs on both.
  • Golf: frontage on the Chula Vista executive course, with Mira Mesa nearby.
  • Recreation: Chula Vista Recreation, with an adult pool and Wild West-themed rooms, plus the Rio Grande family pool.

What it means for your gutters: 30-plus-year-old gutters on both the homes and the villas, and courtyards that trap whatever water is sent into them. Downspout placement matters as much as the gutter itself.

Do You Need ARC Approval for Gutters in Del Mar?

Del Mar is in the Lady Lake/Lake County district, and the current Lady Lake/Lake County Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.

Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.

What We Do in Del Mar

Golf Frontage and 30-Year-Old Gutters on the Designer Homes

The single-family homes in Del Mar are now 30 to 35 years old, and some back onto the Chula Vista executive course. At that age, original gutters tend to fail at the joints first: corner miters open up, end caps weep, and the fasteners that held through the first decades start to back out of the fascia. A stain on the vinyl siding under a corner is usually the first clue.

Golf frontage changes where the trouble lands. The back of the house faces the course, and that is often where the lanai and patio are, so a dripping corner or an overflowing back run dumps right onto the place you sit. We replace failing runs with seamless .032 aluminum rolled on site, so there are no joints along the length to fail, and we set hangers every two feet so the run holds its pitch.

How a Del Mar Job Works

1. Call, text or book

Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.

2. The inspector looks

Jeff walks the full villa roofline, checks where each downspout empties into or near the courtyard, and looks for open corners and backed-out fasteners on the older single-family homes. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.

3. We build it once

Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Meet the Owner: Jeff Ours

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.

That matters in Del Mar, where a villa courtyard can hold water against stucco and a 30-year-old gutter can fail one corner at a time. An inspector looks at where the water goes after it leaves the roof, not just at the gutter.

“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Del Mar Gutter Questions

Del Mar is in the Lady Lake/Lake County district, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.

Usually. Most courtyard flooding comes from a downspout emptying onto the pavers. We either move it to an outside wall or connect it to solid PVC underground drainage that carries the water out of the courtyard, so it stops collecting against the stucco and the door. The inlet sits flush with the pavers, so it does not trip anyone.

Yes, but we check the whole run first. If the gutter over your courtyard also carries water from the next roof, the downspout has to be sized and placed for both. We will tell you if the problem starts on the other side. We would rather fix it once than chase the overflow twice.

Look at the corners. Drips at a miter or end cap, dark streaks on the siding below and fasteners standing out from the fascia are the common signs on homes from the early 1990s. Water overflowing the middle of a run during a storm usually means the pitch has been lost. A quick walk around the house after a storm tells you a lot.

It depends on what is over your roof. Tree cover varies from lot to lot here, so we look before recommending anything. If trees overhang the roof or a course tree drops leaves on the back, a micro-mesh guard is worth it. If the roof is open, we will tell you to skip it. Either way, you will know before we write anything up.

It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
