The Villages / Lake Sumter Landing / Amelia
Amelia sits between Mallory Hill and Havana country clubs, and some of its homes face the Amelia nine it shares a name with. We install and repair gutters, guards and drainage for Amelia homes, cottages and villas, with a state-licensed home and building inspector on every job. Call or text (352) 440-3310.
Licensed inspector on every job • .032 heavy aluminum • Lifetime no-clog warranty • Free estimates
Amelia’s homes went up from about 2007 to 2009, and a lot of them are now on their second roof. Several recent listings note roof replacements between 2022 and 2026. That is good news for the house, but it is often the moment a gutter problem starts.
A re-roof usually means the gutters come off so the roofer can replace the drip edge and the first course of shingles. They go back up at the end of the job, sometimes by whoever is left on site, into the same screw holes they came out of. Those holes are already worn after 15 years, so the fasteners have less to bite. The gutter may go back a little out of pitch, or the new drip edge may end up behind the gutter instead of lapping into it, so water runs down the fascia instead of into the trough. Nothing looks wrong from the driveway. Then the first summer storm finds it.
If your Amelia home was re-roofed, we check exactly that. Is the drip edge discharging into the gutter? Are the hangers biting into solid wood or spinning in old holes? Does the run still fall toward the outlet? Often the fix is a proper re-hang on hangers every two feet with fresh fasteners. If the original 2007 to 2009 gutter is tired, we roll new seamless .032 aluminum on site so the new roof gets a gutter that matches it.

What it means for your gutters: lots of recently replaced roofs sitting on gutters from 2007 to 2009, plus golf and pond lots where runoff needs a planned path. Check the gutters after any re-roof, and route downspouts away from the lanai.

Amelia is in District 6, and the current District 6 Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. You still need to match the look of the neighborhood, and anything beyond gutters and downspouts goes through review first.
Rules get revised, so we check the current manual before we start. If your project needs an application, we say so up front and help you put it together. The manuals are posted on the District Government Community Standards page.
Here is what we do for Amelia homes, cottages and villas.

Some Amelia homes back onto water or fairway. One listing on Dipper Loop overlooks a pond and Mallory Hill golf, another on Foster Place sits across from the Amelia nine, and one on Kerwood Loop has a water view on an oversized homesite. Many note no homes directly behind. Those open backyards are a big part of why people buy here.
They also mean the lanai is on the side of the house where runoff wants to go. A downspout that empties beside a screened lanai keeps that slab wet and floods the bed next to it. We move rear downspouts into buried solid PVC that carries the water past the lanai and about five feet clear of the foundation, then lets it out toward the open lawn, pond side or fairway side, where it can spread out and soak in.
Call or text (352) 440-3310 or book online. Tell us what you are seeing: overflow at a corner, a run that sags, water at the slab, or just the leaves. If it is a mystery leak, we offer a $100 diagnostic visit that is credited toward the work.
Jeff checks how the gutters went back on after any re-roof, whether the drip edge laps into the gutter, and where the rear downspouts empty on golf and pond lots. Then you get a straight answer, including when the right call is a cleaning or a small repair and nothing else.
Seamless .032 aluminum rolled on site, hangers every two feet, 316L stainless mesh where it earns its keep and solid PVC carrying water out about five feet from the house. Then we clean up, walk it with you and stand behind it with our lifetime no-clog guard warranty.

Premium Leaf Guards is run by Jeff Ours, a state-licensed home and building inspector and court-recognized construction expert with more than twenty years in the trade. He is on every job and does about half of every install himself.
That matters in Amelia, where so many homes have new roofs over gutters from 2007 to 2009 and the problems hide behind the gutter where you cannot see them. A licensed inspector knows what a correct roof-to-gutter connection looks like and will show you if yours is not.
“The system is only as good as the installer. I like money, but I don’t try to sell you something you don’t need.”

Amelia is in District 6, and the current Architectural Review manual says ARC approval is not required for gutters and downspouts on homes, courtyard villas and patio villas. The manual does not mention gutter guards by name, and anything beyond gutters and downspouts goes through review, so we check the current manual for your project before we start.
Not necessarily, but have them checked. Gutters are often taken down for a re-roof and put back into worn screw holes, slightly out of pitch, or with the new drip edge behind them. We check the connection and re-hang or replace based on what we find, and we will tell you if they are fine.
Usually the drip edge is not lapping into the gutter, so water rides down the fascia instead of into the trough. It is common after a re-roof. We reset the gutter so the drip edge discharges into it, which also keeps the fascia board from rotting.
Away from the lanai and toward open lawn. We pipe them underground in solid PVC and let the water out well clear of the house, so it does not pool against the slab or sit in the bed by the screen. Never black corrugated pipe, which crushes and holds debris.
Yes. Cottage homes on Arbella Loop and courtyard villas in Audrey Villas have smaller roof sections and tighter side yards than the designer homes. We plan downspouts so the water reaches the street side or lawn, not the courtyard or the neighbor’s wall, and we size the gutter to the roof, not the other way around.
It depends on the length of your roof line, the number of corners and downspouts, and whether you add guards or underground drainage. We price every job all in and the estimate is free. Call or text (352) 440-3310 and we will come look.
We work all over the villages around Lake Sumter Landing. If you are visiting friends in a neighboring village, these pages are written for their homes:

We will look at your roof line, your gutters and where the water goes, and tell you what your Amelia home actually needs. If that is nothing right now, we will say so.
