What 40 Years of Building Means for Your Gutters

On Top of the World has been building since 1981, so the community spans four decades of homes. That matters more than most people expect when it comes to gutters.

In the original villages, the gutters are as old as the houses. Aluminum lasts, but the fasteners holding it up do not. Forty years of Florida humidity backs old spike-and-ferrule nails out of the fascia a fraction at a time, and the hangers that are left are usually spaced about three feet apart. That is within Florida practice, and it is fine until a June storm fills the run. We hang ours every two feet for that reason.

In Candler Hills, Indigo East, Longleaf Ridge and the newer sections, the homes are block, steel stud and stucco with gutters that are still sound. What those homes usually need is not replacement but protection: a guard that keeps oak catkins and pine needles out, and a downspout line that moves water away from the slab instead of onto it.

Villas are their own case. On an attached villa the roof line is shared, water that overflows at one unit ends up against a neighbor’s wall, and the association may control part of the exterior. We look at the whole run, not just your half of it.

We Handle the ARB Modification Form

On Top of the World requires an approved modification form through Resident Services before exterior work starts. For gutters that is a $35 application. Adding gutter guards or removing gutters carries no fee, but the form still gets filed.

This is the part that stalls most projects, and it is the part we do for you. We measure, fill in the modification request with the detail the Architectural Review Board actually asks for, and wait for approval before a ladder comes off the truck. No county permit is needed for gutters in Marion County, so the ARB approval is the only gate, and we know how to get through it cleanly.

One thing worth checking on your own home: in Longleaf Ridge and Crescent Ridge, the association handles exterior maintenance, including roof maintenance and repairs. That covers maintenance, not replacement. If you are in one of those neighborhoods, tell us and we will confirm who authorizes the work before you pay for anything.

What We Do Here

Two Debris Seasons, Not One

People who moved here from up north expect one leaf season in the fall. Central Florida gives you two.

Acorns come down through fall and winter. Then in late winter and early spring the oaks drop their old leaves and their catkins at the same time they push new growth, with laurel oaks going first and live oaks about a month behind. February through April is the heavy stretch, and catkins are the worst thing that can land in an open gutter: they are small, stringy and they mat.

Then the rain arrives. Ocala averages about 52 inches a year and more than half of it falls between June and September, often several inches in a single afternoon. A gutter that filled up in March is the gutter that overflows in July.
